Strathmore Real Estate Market Update – August 2026
The Strathmore real estate market offered buyers increased choice in August 2026, with approximately six months of supply across every major property type. Detached homes recorded 13 sales, 27 new listings and 79 properties in inventory. This produced a 48% sales-to-new-listings ratio and 6.08 months of supply, up from 5.67 months in July.
The detached benchmark price was $572,100, down 1% from July. The median sale price declined to $485,000, while the average was approximately $511,400. Homes sold for an average of 97% of their asking price and took 40 days to sell, improving from 50 days in July.
Semi-detached homes had 6.33 months of supply and a benchmark price of $444,200. Townhouses recorded 6.0 months of supply with a $294,000 benchmark, while apartment-style condos had 6.50 months of supply and a benchmark price of $244,600. All three attached-home segments had very few monthly sales, so short-term changes in median prices and days on market should be interpreted cautiously.
Overall, Strathmore leaned toward buyers in August. Inventory remained elevated relative to sales, giving purchasers more time to compare properties and negotiate. However, homes still sold for an average of 97% to 98% of their asking price, showing that well-priced properties continued to attract reasonable offers.
Strathmore itself is seeing growth in local employment, with new businesses, services, and light industrial development bringing additional jobs to the area. This means some residents are now able to live and work locally, while others appreciate the flexibility of having both Calgary based and Strathmore based employment options.
This combination of commuting convenience and expanding local job opportunities makes Strathmore a compelling choice for buyers who want lifestyle balance today, with long-term growth potential for the future.
How Strathmore Compares to Other Areas Around Calgary
Compared with other communities surrounding Calgary, Strathmore remained one of the more affordable detached-home markets in August 2026.
Strathmore’s detached benchmark price of $572,100 was lower than Airdrie at $596,200 and considerably below Okotoks at $685,800. This makes Strathmore appealing to buyers who prioritize affordability while still wanting access to the Calgary region.
Strathmore also had more supply relative to demand. Its 6.08 months of supply compared with 4.24 months in Airdrie and only 2.27 months in Okotoks. The sales-to-new-listings ratio was 48% in Strathmore, compared with 51% in Airdrie and 95% in Okotoks. These figures indicate that Strathmore offered buyers more choice and generally less competitive conditions.
Airdrie remained the larger and more active market, recording 74 detached sales and 314 active listings in August. Strathmore recorded 13 sales and 79 active listings. Airdrie therefore offered substantially more overall selection and transaction activity, while Strathmore provided a lower benchmark price and a smaller-scale market.
