In May 2026, Cochrane recorded 68 detached sales, up from 60 sales the year before, while new listings were down slightly year over year. Inventory also eased compared with last May, helping months of supply fall to 2.50 months from 3.02 one year earlier.

That means Cochrane is not sitting in an oversupplied market. Buyers have more choice than they did during the peak frenzy, but well-priced detached homes are still moving.
