While many residents commute to Calgary for work, Airdrie has developed into a standalone city with its own employment, services, and identity. Airdrie is located immediately north of Calgary, separated only by a short stretch of open land. The city is well connected via QEII Highway, making it an easy commute into Calgary, the airport, and surrounding communities. Many residents work in Calgary while enjoying the space, affordability, and community feel Airdrie offers.

Many Airdrie residents commute to Calgary for work. Travel times vary depending on location and traffic, but the QEII makes downtown Calgary, north Calgary, and the airport very accessible. For those who work remotely or have flexible schedules, Airdrie offers a great balance between convenience and space.

Airdrie is well known for being family friendly. The city offers public, Catholic, and Francophone school options, with many neighbourhoods designed around local schools and parks. Bussing is widely available, and community programming for kids and teens is strong.

Recreation is a big part of life here, with sports leagues, playgrounds, splash parks, and pathways connecting much of the city. It’s common to see neighbours chatting at parks, kids biking to school, and families spending weekends at local events.

Airdrie Real Estate Market Update

The Airdrie real estate market continues to shift into more balanced conditions as inventory remains elevated compared with last year. Buyer activity is still present, but the market is no longer moving with the same urgency seen during tighter conditions. More listings, longer days on market, and a lower benchmark price all point to a market where buyers have more choice and sellers need to be more strategic.

In May 2026, Airdrie recorded 99 sales, up from 92 sales in April and very similar to the 98 sales recorded in May 2025. New listings also remained strong, with 190 new listings coming to market. Inventory reached 302 active listings, which is higher than both April 2026 and May 2025.

This brought Airdrie to 3.05 months of supply in May 2026. That is a balanced market overall, but it is noticeably different from the tighter seller’s market conditions Airdrie experienced in previous years. Buyers now have more options to compare, and sellers are facing more competition from other active listings.

The benchmark price in Airdrie was $605,600 in May 2026, down slightly from $610,700 in April and down from $642,600 in May 2025. This represents a year-over-year benchmark price decline of roughly 5.8%. The median sale price was $590,000, while the average sale price was $634,646.

Homes in Airdrie took an average of 40 days to sell in May, compared with 31 days in May 2025. The sales-to-list price ratio was 98%, which shows that homes are still selling fairly close to list price, but buyers are not necessarily feeling the same pressure to compete aggressively.

Key Airdrie Trends

The biggest trend in Airdrie is the rise in inventory. Airdrie had 302 active listings in May 2026, compared with 280 in May 2025. While sales are almost unchanged year over year, buyers now have more selection, which is helping to ease upward pressure on prices.

The benchmark price has softened over the past year, and the market is taking longer to absorb listings. This does not mean Airdrie is weak, but it does mean the market has become more price-sensitive. Homes that are well presented and priced in line with current conditions should still attract attention, while listings that are priced based on last year’s market may sit longer.

Airdrie’s months of supply has stayed around the three-month range for much of 2026. That suggests the market is no longer heavily favouring sellers, but it has not moved into a deeply oversupplied position either. It is best described as balanced, with some advantage returning to buyers compared with the tighter conditions of 2024 and early 2025.

How Airdrie Compares to Other Areas Around Calgary

Compared with other communities surrounding Calgary, Airdrie remains one of the busiest markets by sales volume. With 99 sales in May 2026, Airdrie had significantly more transactions than Okotoks, which recorded 52 sales, and Strathmore, which recorded 18 sales. This shows that Airdrie continues to be one of the most active commuter markets outside Calgary.

However, Airdrie also has more inventory. Airdrie had 302 active listings, compared with 113 in Okotoks and 67 in Strathmore. That higher level of supply gives buyers more choice and creates more competition among sellers.

Airdrie’s 3.05 months of supply places it in a more balanced position than Okotoks, which sat at 2.17 months of supply. Okotoks remains a tighter market, with less available inventory relative to demand. Airdrie is still healthier than more oversupplied or slower-moving rural and estate-style markets, but it is not as tight as Okotoks.

From a pricing perspective, Airdrie remains more affordable than Okotoks. Airdrie’s benchmark price was $605,600, compared with $698,200 in Okotoks. This price difference continues to make Airdrie attractive for buyers looking for more space or newer homes at a lower price point than many areas south or west of Calgary.

Compared with Strathmore, Airdrie is more expensive but also much more active. Strathmore’s benchmark price was $572,600, lower than Airdrie’s, but Strathmore had fewer sales and a higher 3.72 months of supply. This suggests Airdrie has stronger buyer demand, even though buyers also have a larger pool of listings to choose from.

Compared with Rural Foothills, Airdrie operates in a much more accessible price range. Rural Foothills had a benchmark price of $1,094,100 and 4.0 months of supply, reflecting a slower and higher-end acreage market. Airdrie, by contrast, remains more of a high-activity residential market driven by families, commuters, and buyers seeking relative affordability near Calgary.
