Chestermere Real Estate Market Update – August 2026

Chestermere’s housing market offered buyers significantly more choice in August 2026, particularly in the detached and townhouse segments. Detached homes recorded 23 sales, compared with 89 new listings and 220 properties in inventory. This produced a 26% sales-to-new-listings ratio and 9.57 months of supply, up from 7.23 months in July.

The detached benchmark price was $761,100, down 1% from July. The median sale price declined to $785,000, while the average increased to approximately $942,600, likely reflecting the particular mix of higher-priced homes sold. Detached properties achieved an average of 96% of their asking price and took 60 days to sell.

Semi-detached homes recorded eight sales and 5.25 months of supply. The benchmark price was $577,300, and properties sold for an average of 97% of their asking price after 36 days on the market. This segment was more balanced than the detached market but still gave buyers a reasonable selection.

Townhouses had 14.67 months of supply, with only three sales against 44 active listings. The townhouse benchmark price was $384,800. Apartment-style condos had 11 months of supply and a benchmark price of $261,900. Because townhouse and apartment sales volumes were extremely low, their monthly price and days-on-market figures should be interpreted cautiously.

Overall, Chestermere leaned strongly toward buyers in August. Elevated inventory, longer detached selling times and sale-to-list ratios below 100% created more opportunity to compare properties and negotiate. Sellers faced considerable competition and needed to price closely to recent comparable sales.
