Priddis Real Estate Market Update – August 2026
The Priddis area remained a highly specialized, low-volume luxury market in August 2026. Regional statistics are reported under Priddis Greens, where no detached homes sold during the month. Two new detached listings entered the market, bringing inventory to two properties. The detached benchmark price was $2,132,300, remaining approximately stable from July.
The semi-detached segment recorded one sale at $1.1 million. Four new listings came onto the market, inventory increased to six properties and months of supply rose to 6.0. The property sold for 100% of its asking price after 14 days on the market. However, with only one transaction, the monthly price and market-condition figures should be interpreted cautiously.
For broader context, Rural Foothills recorded 17 detached sales, 89 active listings and 5.24 months of supply in August. Its detached benchmark price was $1,097,900, and properties sold for an average of 98% of their asking price. Overall, Priddis continues to occupy a much higher price range than the wider Foothills market, but limited sales activity means individual property characteristics, acreage size, views, renovations and location often provide more insight than monthly averages.
How Priddis Compares to Other Areas Around Calgary
Priddis remains one of the highest-priced residential markets surrounding Calgary. In August 2026, the detached benchmark price in Priddis Greens was $2,132,300—significantly higher than Okotoks at $685,800, Cochrane at $653,900, Airdrie at $596,200 and Strathmore at $572,100.
Priddis also occupies a more premium price range than the broader Rural Foothills market. Rural Foothills had a detached benchmark price of $1,097,900 in August, approximately half the benchmark recorded in Priddis Greens. This reflects the concentration of luxury residences, golf-course properties and estate-style homes found in the Priddis area.
Compared with Rural Rocky View, Priddis was also considerably more expensive. Rural Rocky View recorded a benchmark price of $1,242,300, along with 30 sales and 169 active listings. Priddis Greens had only two detached properties in inventory and no sales during August, highlighting how much smaller and more specialized its market is.
Bragg Creek’s detached benchmark price was $1,392,000—also below Priddis—but its market was similarly slow, with only one sale and 10 months of supply. Both areas attract lifestyle-oriented and luxury buyers, although Priddis continues to occupy the higher benchmark-price segment.
Compared with the surrounding town markets, Priddis behaves very differently. Okotoks recorded 37 detached sales, Cochrane had 47, Airdrie had 74 and Strathmore had 13. These markets have broader buyer pools and more consistent sales activity. Priddis is more dependent on buyers specifically seeking estate homes, acreages, golf-course living and a rural luxury lifestyle. Because sales are infrequent, individual property features and comparable estate sales are often more meaningful than monthly averages.

What should I know before buying an acreage in Priddis?
Buying an acreage often involves additional considerations such as well water, septic systems, road access, zoning, and outbuildings. Working with a REALTOR® experienced in acreage properties can help ensure you understand these factors before purchasing.

Can I keep horses or build additional structures on a Priddis property?
Permissions vary according to the property’s zoning, parcel size, location and existing restrictions. Buyers should confirm permitted uses and development requirements with the appropriate municipality before relying on plans for horses, barns, shops, secondary residences or other improvements.
Is Priddis real estate a good investment?
Priddis attracts a smaller, lifestyle-driven buyer pool rather than the broad market found in Calgary or nearby towns. Buyers should prioritize a property that meets their long-term lifestyle needs rather than relying only on short-term market appreciation.
