Sunalta Market Update — August to October 20, 2026

Sunalta’s recent results show fewer available properties than in August across several housing types, alongside slightly softer benchmark prices between August and September. Sales volumes remain small, making individual transactions less reliable as indicators of a broader market trend.

Apartments: inventory remains below August’s level

Apartment inventory declined from 20 units in August to 16 in September, before edging up to 17 by October 20.

Sales totalled three in August, while October MTD recorded two sales and five new listings.

The lower inventory provides buyers with fewer options than in August, but the available sales figures do not establish a sustained increase in demand.

Apartment pricing softened, with longer selling times in October

The apartment benchmark price declined approximately 1.5% between August and September, from $201,800 to $198,700. October benchmark pricing is unavailable.

August’s three apartment sales averaged $199,000, while October’s two sales averaged $155,000. These small samples can represent substantially different units, so the change should not be interpreted as an equivalent decline in property values.

Sold apartments averaged 29 days on market in August and 95 days in October MTD. Both periods recorded an average sale-to-list price ratio of 93%, indicating negotiation remained part of the completed sales.

October’s longer selling time suggests that the apartments completing sales had spent considerably more time on the market. It does not necessarily describe the experience of every active listing.

Townhouses: fewer available listings in October

Townhouse inventory held at six properties in August and September, then declined to three by October 20.

There was one sale in each completed month, while October MTD sales were marked unavailable. The inventory reduction therefore cannot be attributed solely to completed sales.

The townhouse benchmark price declined approximately 1.5% between August and September, from $534,300 to $526,200.

August and September’s individual townhouse sales each took eight days, achieving approximately 101% and 100% of asking price respectively. Those results show that individual properties can sell quickly, even when overall activity is limited.

Detached and semi-detached homes: limited data for comparison

Detached inventory remained at three homes in August and September, then declined to two by October 20. Sales were marked unavailable across all three reporting periods.

The detached benchmark price was essentially unchanged between August and September, moving from $709,800 to $709,000.

Semi-detached inventory was reported at one home in both September and October MTD, with insufficient sales information to establish a pricing or selling-time trend.

How Sunalta Condo Prices Compare with Nearby Communities

Sunalta remained one of the more affordable inner-city condominium markets in August 2026. Its apartment benchmark price was $201,800, approximately 9% below the $222,500 benchmark recorded in August 2025.

Sunalta’s benchmark was very similar to Bankview’s $199,000, with Sunalta priced approximately 1% higher. It remained about 5% below Lower Mount Royal’s $213,200 benchmark and 11% below Cliff Bungalow’s $226,100.

The price difference was more substantial when compared with communities closer to downtown. Sunalta’s apartment benchmark was approximately 36% below Beltline’s $315,400 and 38% below Downtown West End’s $323,100. Scarboro and Scarboro/Sunalta West did not have reportable apartment benchmarks for the month.

Sunalta recorded three apartment sales against six new listings, producing a 50% sales-to-new-listings ratio. With 20 apartments in inventory, months of supply reached 6.7 months. Units took an average of 29 days to sell and achieved approximately 93% of their asking prices, suggesting that buyers had meaningful negotiating room despite relatively quick selling times.

Apartment benchmark prices also declined in Bankview, Lower Mount Royal, Cliff Bungalow, Beltline and Downtown West End, indicating that Sunalta’s price adjustment was part of a broader softening across several nearby inner-city condo markets.

For buyers prioritizing affordability and proximity to downtown, Sunalta continues to offer a lower entry price than many surrounding communities. However, elevated supply and the gap between asking and selling prices mean that accurate pricing remains especially important for condo sellers.

Where Sunalta really stands out is in its condo and apartment market. Because Sunalta has a large supply of condos and apartment style housing, the overall average home price is much lower than its detached average. This can create a more accessible entry point for first time buyers, investors, and buyers who want walkability and transit access at a lower price than many surrounding inner city neighbourhoods. For buyers comparing Sunalta with Beltline, the choice often comes down to lifestyle: Beltline offers a busier urban condo environment, while Sunalta provides a more neighbourhood style feel with convenient LRT access and quick downtown connections.

Schools Serving Sunalta

Sunalta offers families access to a range of public, Catholic and alternative education options in Calgary’s inner southwest. Depending on the property address and grade level, students may attend designated schools within Sunalta or in nearby communities, with additional program choices available through the Calgary Board of Education and Calgary Catholic School District.

Sunalta Elementary School – A local neighborhood school fostering a strong sense of community.

St. Anthony School & École de la Rose Sauvage – Nearby options offering English and French immersion depending on family preferences.
Western Canada High School – A highly regarded public high school with strong academic, arts, and athletic programs, easily accessible from Sunalta.
Sir Winston Churchill High School – Another excellent high school choice just a short commute away for families seeking advanced programs.

The neighbourhood’s central location is a practical advantage for families, with convenient access to schools in surrounding inner-city communities as well as transit connections that can make specialized programs elsewhere in Calgary easier to reach.

Community Safety in Sunalta

Calgary Police Service community data recorded 155 selected crime incidents in Sunalta during 2025, an increase of approximately 29% from 120 incidents in 2024. Using Sunalta’s 2019 population of 3,239 as the available denominator, this represents an approximate rate of 47.9 incidents per 1,000 residents. This was well above the median for comparable mixed-use and inner-city communities, although the historical population figure should be considered when interpreting the rate.

Vehicle-related crime was the largest category, accounting for 74 incidents. This included 61 thefts from vehicles and 13 vehicle thefts, compared with 32 combined vehicle-related incidents in 2024. This increase was the primary driver behind the higher overall incident total. The data also recorded 33 violent or person-related incidents, 10 robberies, 10 residential break-ins and 28 commercial or other non-residential break-ins.

Not every category increased. Violent or person-related incidents declined from 39 in 2024 to 33 in 2025, while commercial and other break-ins decreased from 35 to 28. Robberies remained unchanged at 10, although residential break-ins increased from four to 10.

Sunalta’s proximity to downtown, LRT access, apartment concentration, commercial properties and significant vehicle and pedestrian activity can influence its crime patterns.
