Detached pricing was up 2% year-over-year, rising from $746,900 in May 2025 to $762,500 in May 2026. The longer-term trend is also positive. In May 2021, Glamorgan’s detached benchmark price was $579,800, meaning detached values are up approximately 32% over five years.

That said, the May 2026 detached market was thin. Glamorgan recorded only 1 detached sale in May 2026, compared with 8 sales in May 2025. Months of supply increased from 1.25 months to 8 months, which technically points to buyer’s market conditions. However, because Glamorgan is not a large detached-only market, one month of low sales activity can make the supply numbers look more dramatic than the overall trend.

Compared with nearby west Calgary communities, Glamorgan remains one of the more attainable options. Its detached benchmark price of $762,500 sits below Coach Hill, Wildwood, Spruce Cliff, Signal Hill, Strathcona Park, West Springs, Christie Park, Currie Barracks, and Lakeview, while still offering a mature west-side setting and strong access to amenities.

The row/townhouse segment has softened more noticeably. In May 2026, Glamorgan’s row/townhouse benchmark price was $399,400, down 2% year-over-year from $409,500. However, the longer-term gain remains significant, with row/townhouse values up approximately 48% compared with May 2021. Supply also increased in this segment, with months of supply rising from 1 month to 5 months, and average days on market increasing from 24 days to 53 days.

Apartments were the softest part of the Glamorgan market. The apartment benchmark price was $211,100 in May 2026, down 13% year-over-year from $242,100. Even with that decline, apartment values are still up approximately 34% compared with May 2021. Apartment months of supply held steady at 4 months, but the sale-to-list price ratio was lower at 94%, suggesting buyers had more negotiating room in this segment.

Overall, Glamorgan remains a practical and well located west Calgary community with solid long-term appreciation. Detached homes are holding up better than attached and apartment-style properties, but the market has become more balanced and, in some segments, more favourable to buyers. For sellers, pricing strategy matters more than it did during peak conditions. For buyers, Glamorgan may offer one of the better west-side value opportunities, especially compared with neighbouring communities that are priced well above the citywide detached benchmark.
