For Upper Mount Royal, the detached-home market remained firmly in the luxury category, with a benchmark price of $1,908,900, up about 5.5% year over year. July was a very low-volume month, with just 1 detached sale, 4 new listings and 8 homes in inventory. That worked out to roughly 8 months of supply, placing the detached segment in a buyer’s market despite the increase in benchmark value.

Because sales volumes are small in Upper Mount Royal, month-to-month conditions can move sharply and individual property characteristics matter a great deal. Lot size, renovation quality, architectural style, location within the community and redevelopment potential can all have a major impact on sale price.

Lower Mount Royal is a very different market, with apartments making up a much larger share of activity. In July 2026, the apartment benchmark was $206,400, down about 11% year over year, with 6 sales, 35 units in inventory and approximately 5.8 months of supply — a buyer-market environment. Detached activity was too limited to produce meaningful statistics.
