Community Safety in Richmond
Calgary Police Service community data recorded 92 selected crime incidents in Richmond during 2025, virtually unchanged from 91 incidents in 2024. Using Richmond’s 2019 population of 4,962 as the available denominator, this represents an approximate rate of 18.5 incidents per 1,000 residents, below the median for comparable mixed-use and inner-city communities. The use of a historical population figure should be considered when interpreting the comparison.
Vehicle-related crime was the largest category, accounting for 54 incidents. This included 39 thefts from vehicles and 15 vehicle thefts. The data also recorded 12 violent or person-related incidents, six residential break-ins and 20 commercial or other non-residential break-ins. No robberies were recorded within the selected categories during 2025.
Although Richmond’s overall incident total remained stable, vehicle thefts increased from eight in 2024 to 15 in 2025. Theft from vehicles remained unchanged at 39 incidents, while assaults declined from eight to four. Commercial and other break-ins decreased slightly from 22 incidents to 20.
Richmond Market Update — August to October 20, 2026
Richmond’s recent results show detached sales easing in September before improving through October 20. Semi-detached sales have also picked up, although inventory has gradually increased. Benchmark prices were relatively steady between August and September, while individual sale prices varied considerably.
Detached homes: October activity improved after a quieter September
Detached sales declined from seven in August to three in September, followed by five through October 20.
New listings increased from seven in August to 10 in September, while inventory rose from 12 to 14 homes. September’s slower sales pace brought months of supply from 1.71 to 4.67.
By October 20, inventory had eased slightly to 13 homes, with five sales and five new listings recorded during the partial month. October sales had already exceeded September’s full-month total, indicating improved activity within this segment.
Detached benchmark pricing remained relatively steady
The detached benchmark price softened approximately 0.6% between August and September, from $906,000 to $900,200. October benchmark pricing is unavailable.
Median sale prices fluctuated more substantially, moving from $820,000 in August to $735,000 in September and $1,099,000 in October MTD. With relatively few transactions, those changes reflect differences in the properties sold and should not be interpreted as equivalent changes in neighbourhood values.
Sold homes averaged 52 days on market in August, 13 days in September and 33 days in October MTD. The average sale-to-list price ratio increased from 97% to 99% and then 102%. October’s results suggest stronger negotiating outcomes for the particular homes that sold, although they do not describe every active listing.
Semi-detached homes: sales and inventory have both increased
Semi-detached sales totalled one in August, two in September and four through October 20.
Inventory gradually increased from eight homes in August to 10 in September and 11 by October 20. Buyers therefore continued to have more selection, even as sales increased.
The semi-detached benchmark price was essentially unchanged between August and September, moving from $959,500 to $958,700.
Sold homes averaged 33 days on market in August, 10 days in September and 28 days in October MTD. Average sale-to-list price ratios ranged from 98% to 100%, returning to 98% in October.
Townhouses: limited sales and more October inventory
Townhouse inventory held at two properties in August and September, then increased to four by October 20.
August sales were marked unavailable. September and October MTD each recorded one sale. The townhouse benchmark price increased approximately 0.8% between August and September, from $639,500 to $644,300.
Individual sale prices varied substantially, making those single transactions unsuitable for establishing a broader pricing trend.
Apartments: inventory has gradually declined
Apartment inventory eased from eight units in August to seven in September and six by October 20.
Sales were marked unavailable across all three reporting periods, limiting conclusions about activity. The apartment benchmark price increased approximately 2.7% between August and September, from $226,500 to $232,700.
When compared to nearby communities:
Altadore typically commands higher prices, especially for luxury infill homes
South Calgary is generally priced slightly above Richmond due to its direct proximity to Marda Loop
Garrison Woods offers similar or slightly higher pricing depending on property style
Richmond continues to stand out as a strong value option within Calgary’s inner city market with premium long term appeal, especially for buyers looking for location, infill housing, and access to central amenities. Detached prices are up slightly year-over-year, but higher supply means sellers need to be very realistic with pricing and presentation. For buyers, Richmond may offer more opportunity than tighter inner city markets, especially where listings have been sitting or where condition does not match the asking price.
Richmond Real Estate Overview
Richmond features a blend of older bungalows, duplexes, and newer infill homes, reflecting ongoing redevelopment throughout the area.
Buyers can expect to find:
Modern detached infill homes with contemporary finishes
Semi detached homes offering functional layouts
Condos and townhomes for more affordable entry points
Original homes on larger lots with redevelopment potential
Detached home prices in Richmond typically range from the mid $700,000s to over $1.1M depending on the property type, age, and location.
Richmond Green Redevelopment
The biggest change in the neighborhood right now is the Richmond Green Park redevelopment. Calgary is reinvesting millions into the park: adding a disc golf course, pickleball courts, and a naturalized canopy. Properties bordering the park are likely to see a significant lifestyle premium.
New Supply
A portion of the former park land was sold for a mixed use development; roughly 400 new units, including townhomes and condos. If you prefer a modern, maintenance free build over a traditional detached home, keep an eye on these pre-constructions.
The Infill Advantage
Richmond is in a state of constant renewal. You’ll find a mix of post-war bungalows and ultra modern infills (two skinny homes built on one traditional 50 foot lot). If you buy an older bungalow, you aren’t just buying a house; you’re buying land value. If you’re looking for a long term hold, look for R-C2 zoned lots which allow for future duplexes.

As of April 2026, the average price for a detached home (primarily modern infills) sits between $900k and $1.2M.
Entry level: You can still find older “war-time” bungalows in the $750k–$850k range, though these are often sold for their land value.

What is the difference between Richmond and Knob Hill?
You will often see the area referred to as Richmond/Knob Hill.
Richmond generally refers to the area south of 17th Avenue and north of 33rd Avenue.
Knob Hill is the specific pocket tucked into the northeast corner of the community. From a real estate perspective, they share the same community association and are valued very similarly, though Knob Hill offers slightly quicker access to the Downtown core.
Is Richmond a good area for real estate investment?
Yes. Richmond is considered a ‘high demand, low inventory’ neighborhood.
The Marda Loop Effect: Its proximity to the Marda Loop shopping district ensures high rental demand and strong resale value.
Zoning: Many lots are zoned R-C2, meaning a single 50 foot lot can be split to build two semi-detached homes. This “redevelopment potential” acts as a floor for property values.
What are the local schools like?
Richmond is a top choice for families due to its diverse schooling options:
Richmond School: A well regarded elementary school located right in the heart of the community.
Alternatives: The area is close to Masters Academy (a popular private school) and is within the catchment area for several high ranking French Immersion and Catholic schools.
How is the commute to Downtown Calgary?
It is one of the best in the city.
Driving: You can reach the downtown core in 8–12 minutes via Crowchild Trail or 14th Street.
Transit: Multiple bus routes (like the MAX Yellow or Route 7) connect through the neighborhood. The Sunalta LRT station is also nearby for those living on the north end of the community.
How does Richmond compare to Altadore?
Think of Richmond as Altadore’s slightly more “attainable” sibling.
Altadore tends to have a higher concentration of luxury builds and sits closer to the Elbow River, commanding a 10–15% premium.
Richmond offers the same amenities and proximity to Marda Loop but often with slightly larger lots and a bit more ‘breathing room’ between houses.
What is Richmond Calgary known for?
Richmond is known for its inner city location, redevelopment potential, and mix of modern infill homes and original properties. It offers a balance of convenience and value, making it popular with buyers looking to be close to downtown.
Where is Richmond Calgary located?
