Arbour Lake’s detached market remained relatively tight in July 2026, although prices softened from last year. The detached benchmark price was $714,800, down approximately 4.9% year over year, compared with Calgary’s citywide detached benchmark of $743,900. Arbour Lake recorded 9 detached sales, 12 new listings and 15 units of inventory, resulting in just 1.67 months of supply and a seller’s market classification.
Townhouses were more stable in price, with a benchmark of $385,700, down less than 1% year over year, although July sales activity was too limited for a reliable market classification. Semi-detached homes were similarly thinly traded, with a benchmark of $631,200, down about 0.5% year over year.
Overall, Arbour Lake continues to show a clear split between property types. Detached homes remain relatively competitive because of limited supply, while condo buyers have considerably more choice and negotiating room.
