Christie Park Housing Market Update – August 2026

Christie Park experienced limited market activity in August 2026, with three residential sales compared with four during August 2025. Only one new listing entered the market, and two properties remained in inventory at month-end. Due to the community’s low monthly sales volume, individual transactions can have a significant effect on its market statistics.

Two detached homes sold, compared with three last August. With one new listing, the sales-to-new-listings ratio reached 200%. Detached inventory remained unchanged at two properties, while months of supply increased from 0.67 to 1.00 month. Homes took an average of 37 days to sell, compared with 24 days last year, and achieved approximately 93% of their asking price. The detached benchmark price increased 2% year over year to $1,143,600.

One townhouse sold during August 2026 after 37 days on the market, achieving approximately 96% of list price. No townhouse sales were recorded during August 2025. The townhouse benchmark price declined approximately 5% year over year to $431,000. No apartment activity was reported during either period.

Christie Park remained a low-inventory, low-turnover community in August. Limited available supply supported the detached market, but homes generally sold below their asking prices and took longer to sell than last summer. Given the small number of transactions, property-specific factors such as condition, renovations, location and pricing strategy remain especially important when evaluating the community’s market.
