In March 2026, Chestermere recorded 39 sales, up significantly from 17 sales in February and also higher than the 28 sales recorded in March 2025. This points to stronger buyer activity heading into the spring market.

New listings also remained active, with 80 new listings coming to market in March. Total inventory increased to 146 active listings, up from 133 in February and also higher than 133 in March 2025. This brought Chestermere to 3.74 months of supply, which places the market in balanced territory.

The benchmark price in Chestermere was $783,200 in March 2026, down slightly from $785,700 in February and down from $813,100 in March 2025. This represents a year-over-year benchmark price decline of roughly 3.7%.

The median sale price was $700,772, while the average sale price was $822,909. Homes took an average of 35 days to sell, which was slightly faster than February’s 36 days and faster than March 2025’s 45 days. The sales-to-list price ratio was 97%, showing that buyers are negotiating more than they would in a tighter seller’s market.

The biggest trend in Chestermere is that sales activity improved noticeably in March, but inventory also remained elevated. This means the market is active, but buyers are not facing the same level of pressure they may have felt during the strongest seller’s market conditions.

Compared with last year, Chestermere had more sales and faster days on market, which are positive signs. However, the benchmark price was lower year over year, suggesting that pricing has softened as buyers have gained more choice.

Chestermere also appears more price-sensitive than some nearby communities. The sales-to-list price ratio of 97% suggests buyers are negotiating and may be less willing to pay full list price unless the home is well priced, well presented, and clearly competitive.

The market is not weak, but it is selective. However, Chestermere also had more months of supply than some nearby markets. Chestermere sat at 3.74 months of supply, compared with 2.62 months in Okotoks, 3.39 months in Cochrane, and 3.62 months in Airdrie. This means Chestermere buyers had slightly more choice relative to demand than buyers in several other surrounding communities.

Compared with Airdrie, Chestermere is more expensive but has much lower sales volume. Airdrie recorded 92 sales in March, while Chestermere recorded 39 sales. Airdrie also had more inventory overall, but because it has a larger buyer pool and more sales activity, the market tends to operate at a different pace.

Compared with Okotoks, Chestermere had a higher benchmark price but more supply. Okotoks had 2.62 months of supply, making it a tighter market than Chestermere. This suggests Okotoks was more competitive from a seller’s perspective, while Chestermere offered buyers more room to compare homes.

Compared with Cochrane, Chestermere had a higher benchmark price and slightly more months of supply. Cochrane’s benchmark price was $649,200, while Chestermere was $783,200. This may make Cochrane more attractive to affordability-focused buyers, while Chestermere continues to appeal to buyers looking for larger homes, lake-community lifestyle, and easy access to east Calgary.

Compared with Strathmore, Chestermere is significantly more expensive. Strathmore’s benchmark price was $571,900, making it a more affordable option for buyers willing to be farther from Calgary. Chestermere, by contrast, offers a closer commute and a different lifestyle profile, but at a higher price point.
