Is Haysboro the Right Calgary Community for You?
Haysboro may appeal to buyers looking for an established south Calgary neighbourhood with local schools, an active community association and a choice between detached and apartment-style homes.
The best fit will depend on the type of property, preferred school program, renovation expectations, transportation needs and the specific location within the community.

Transit Oriented Lifestyle
One of Haysboro’s greatest assets is its location. When house-hunting, consider how close you want to be to key transit nodes:
The neighborhood is flanked by the Red Line LRT (specifically Southland and Heritage stations), making it ideal for downtown commuters.
Proximity to major arteries like Elbow Drive and Macleod Trail provides quick access to downtown and major retail hubs like Chinook Centre.
Reported Crime in Haysboro
Haysboro recorded 144 reported incidents in 2025, compared with 128 in 2024.
Based on the community’s 2019 population of 7,080, this represents approximately 20.34 reported incidents per 1,000 residents. The rate was well above the median for established residential communities and well above the median for established communities in the same population range.
Violent/person crime was the largest reported category, with an approximate rate of 7.77 incidents per 1,000 residents. Vehicle-related crime was close behind at approximately 7.34 incidents per 1,000, while the residential break-in rate was approximately 0.85 per 1,000. Higher-impact categories—including violent/person crime, robbery and residential break-ins—represented approximately 46.5% of reported incidents.
Crime data should be reviewed alongside the location and type of incidents rather than used as a simple label for the entire neighbourhood. Conditions may differ between individual streets, transit-adjacent areas, commercial edges and interior residential sections.
These figures provide historical context but do not guarantee personal safety or predict future conditions.
Understand the Property Mix
Haysboro features a diverse housing stock, which heavily influences pricing and competition:
Condos & Townhomes: A high concentration of more budget friendly multi-family options and high-rises can be found clustered near the commercial strips and transit lines (such as along Horton Road and Elbow Drive).
Single-Family Detached & Infill Properties: Detached mid-century bungalows and split-levels sit on deeper lots, with many properties seeing modern interior renovations or complete scrape-and-build luxury infills.
Haysboro Real Estate Market – June 2026
Haysboro offered buyers considerable choice in June 2026, particularly in the detached-home segment. Detached conditions favoured buyers, while the apartment market was more balanced.
Benchmark prices were lower than one year earlier for both detached homes and apartments. There was not enough townhouse or semi-detached activity to provide a meaningful monthly benchmark or market classification.
Haysboro Home Prices and Market Conditions
Detached homes recorded three sales, ten new listings and 21 properties in inventory. The detached benchmark price was $685,500, down approximately 3.4% year over year. With seven months of supply and a sales-to-new-listings ratio of 30%, buyers had increased selection and negotiating room.
Apartments recorded six sales, 13 new listings and 28 units in inventory. The apartment benchmark price was $258,100, down approximately 10.6% year over year. With 4.67 months of supply, apartment conditions were classified as balanced.
Renovation Potential (and Age)
Many of the single-family homes in Haysboro were built in the 1950s and 1960s.
Inspect thoroughly: Always make your purchase conditional on a comprehensive home inspection.
Capitalize on upside: If you are willing to take on a cosmetic project, buying an un-renovated original home gives you the chance to customize it to your taste and build equity over time.
What This Means for Haysboro Buyers and Sellers
Detached buyers currently have more opportunity to compare homes and negotiate based on condition, renovations and location. Seven months of supply suggests that buyers do not generally need to approach every listing with the urgency found in a strong seller’s market.
This does not mean every property will behave the same way. A renovated home on a quieter street may attract stronger interest than a property needing substantial work or located close to heavier traffic.
Detached sellers should pay close attention to recent comparable sales and active competition. With benchmark prices below last year and more inventory available, pricing above the market can lead to longer marketing times.
Apartment buyers also have meaningful choice, while sellers need to account for condominium fees, building condition, parking, reserve-fund information and competing listings.
