Oakridge is a convenient southwest Calgary community for families who want access to established schools and a variety of educational programs. Louis Riel School is located within the community, while additional public and Catholic school options are available in nearby neighbourhoods throughout southwest Calgary.

Louis Riel School (K-9): Known for its Science Program and GATE (Gifted and Talented Education).

Nellie McClung School (K-6): Located in neighboring Palliser, but serves many Oakridge families.

St. Benedict Elementary (Catholic): A popular choice for separate school education.

Oakridge’s location near established southwest communities makes it relatively easy to reach elementary, junior high and high school options, while nearby transit and major routes provide access to programs elsewhere in Calgary.

Community Safety in Oakridge

Oakridge recorded 62 selected police-reported incidents in 2025, compared with 44 incidents in 2024. This represented an increase of approximately 41%, although the change should be viewed in the context of the community’s relatively small incident totals.

Vehicle-related crime was the largest category, accounting for 28 incidents—20 thefts from vehicles and eight vehicle thefts. This was an increase from 18 vehicle-related incidents in 2024 and accounted for more than half of the community’s overall year-over-year increase.

Oakridge also recorded 14 violent or person-related incidents, 12 commercial or other-premises break-ins, six residential break-ins and two robberies. Violent or person-related incidents increased from 10 to 14, while residential break-ins increased from four to six.

Based on Oakridge’s 2019 population of 5,690 residents, the selected incident rate was approximately 10.9 per 1,000 residents. Despite the year-over-year increase, this remained below the median of approximately 16.1 incidents per 1,000 among Calgary’s established residential communities.

Oakridge Market Update

Oakridge’s August 2026 housing market showed very different conditions between detached homes and townhouses. Detached activity slowed to two sales, down from five in August 2025. Meanwhile, 12 new listings entered the market and inventory rose to 11 homes, resulting in 5.50 months of supply. This was a substantial increase from 1.80 months a year earlier and created more buyer-friendly conditions.

The detached sales-to-new-listings ratio fell to 17%, indicating that new supply considerably outpaced sales during the month. Detached homes sold for an average of 97% of their asking price, compared with 100% last summer. The benchmark price remained relatively stable at $843,000, approximately 1% lower year over year.

The two detached homes that sold spent an average of only four days on the market, while the median sale price reached $909,500. However, both figures are based on a very small number of transactions and likely reflect the characteristics and pricing of those particular properties rather than the broader detached market.

Oakridge’s townhouse market was more competitive. Three units sold during August, up from two the previous year, while the community had 2.33 months of townhouse supply. The sales-to-new-listings ratio was 60%, and townhouses sold for an average of 103% of their asking price after only 11 days on the market. The townhouse benchmark price was $339,900, approximately 2% lower year over year.

Overall, Oakridge’s detached segment offered buyers more selection and negotiating room, while properly priced townhouses attracted stronger competition. The community’s limited monthly sales volume means that benchmark prices provide more reliable market context than short-term changes in median or average sale prices.

It displays median detached home prices as of April 2026 for various communities: Oakridge ($1,475,000), Bayview ($1,650,000), Pump Hill ($1,325,000), Haysboro ($1,225,000), Southwood ($1,175,000), Cedarbrae ($975,000), Braeside ($1,050,000), Woodbine ($950,000), and luxury properties near the SW Ring Road ($1,800,000). Key geographical landmarks include the Glenmore Reservoir, Weaselhead Natural Area, Fish Creek Provincial Park, and the Taza Park development. Major transportation routes like Stoney Trail (SW Ring Road) and the LRT Red Line are clearly labeled alongside community landmarks like Mount Royal University.

The Urban Village Transformation

The most significant change in Oakridge is the Calgary Co-op Redevelopment (2025–2026). The old shopping plaza has been transformed into a mixed-use urban village.

This brings brand new retail, professional offices, and 13-story residential towers to a community that was previously 100% low density. This is increasing the walkability of the neighborhood and attracting a younger demographic.

Market Resilience & Pricing

Oakridge has shown remarkable stability. Even with market fluctuations in Calgary, this quadrant tends to hold value due to limited inventory.

Sold Price Trends: As of April 2026, the median sold price for detached homes is roughly $645,000, but this is slightly misleading because it includes many original, unrenovated 1970s bungalows.Renovation Value: There is a high ‘fixer upper’ premium here. Investors are buying original homes for $600k–$700k, modernizing them, and reselling them for $1M+.

A Resort Style Backyard

Oakridge is one of the few places in Calgary where you can walk out your front door and be at a sailing school or a major natural marshland within 5 minutes.

Property Value Anchor: Proximity to the Glenmore Reservoir and Weaselhead Flats acts as a permanent floor for property values. Homes backing directly onto the park system or with reservoir views rarely stay on the market for more than 10 days and often sell for closer to $1.6M–$1.8M.

Condo/Townhome Opportunity

If you are looking for an entry point, the new residential units at the Oakridge Urban Village or the established townhomes on Palliser Drive offer a way into the community for under $500k.

Top Amenities & Outdoor Lifestyle

South Glenmore Park: Directly borders the community to the north. It features the Variety Children’s Park (an inclusive playground and spray park), a bicycle pump track, and a sailing school.

Weaselhead Natural Area: A massive 237 hectare park with winding hiking trails and bridge crossings, perfect for bird watching and nature walks.

Glenmore Landing: Just a short walk or drive away, this upscale outdoor shopping centre features a Safeway, Starbucks, boutique shops, and several professional services.
