Schools Serving Bankview

Sunalta School (K-6): An exceptional public elementary school known for its strong community involvement and academic reputation.

Mount Royal School (7-9): A historic junior high located just minutes away, offering a robust curriculum for adolescent learners.

Western Canada High School (10-12): One of Calgary’s top ranked high schools, offering both the International Baccalaureate (IB) program and French Immersion.

Community Safety in Bankview

Calgary Police Service community data recorded 136 selected crime incidents in Bankview during 2025, an increase of 21.4% from 112 incidents in 2024. Using Bankview’s 2019 population of 5,256 as the available denominator, this represents an approximate rate of 25.9 incidents per 1,000 residents. This was above the median for comparable mixed-use and inner-city communities, although the use of a historical population figure should be considered when interpreting the rate.

Vehicle-related crime accounted for 92 incidents and was the primary reason for the year-over-year increase. This category included 63 thefts from vehicles and 29 vehicle thefts, compared with a combined 60 vehicle-related incidents in 2024. The data also recorded 16 violent or person-related incidents, eight robberies and eight residential break-ins. Commercial and other non-residential break-ins declined from 21 incidents in 2024 to 12 in 2025.

Bankview’s inner-city location, mix of housing types, street parking and proximity to commercial areas can influence its crime patterns. Residents can reduce opportunity-based property crime by removing valuables from vehicles, using secure garages or well-lit parking areas where possible, securing bicycles and storage spaces, and reporting suspicious activity.

Bankview detached home price comparison to surrounding communities

The ‘Hillside Discount’ is Real

Bankview remains one of the few places where you can buy a detached home for under $850,000 while still being within a 20-minute walk of the downtown core.

The Value Play: Compared to neighboring Altadore ($1.17M) or Richmond ($1.09M), Bankview offers a significantly lower entry point for the same proximity to 17th Avenue.

The Trade off: Much of this discount is due to the neighborhood’s steep topography and mix of older apartment buildings. For detached buyers, the value is in the land and views, which are harder to find in flatter, suburban style communities.

Condos & Investment Opportunities in Bankview

Bankview has long been known as a strong location for investment properties and rental opportunities. The community’s proximity to downtown Calgary, Mount Royal University, public transit, and major employment centres helps maintain steady rental demand.

Bankview Market Update — August to October 20, 2026

Bankview’s recent results show a mixed market, with apartment selling times lengthening, detached inventory edging higher in October, and townhouse prices fluctuating across a small number of sales.

Apartments: steady inventory, longer selling times

Apartment inventory has remained relatively consistent: 22 units in August, 22 in September and 21 as of October 20.

Sales totalled four in August, five in September and two through October 20. The homes that sold took longer to find buyers, averaging 30 days on market in August, 74 days in September and 79 days in October MTD.

The average sale-to-list price ratio also eased from 98% in August to 96% in September, remaining at 96% in October MTD. Together, these figures suggest buyers have had time to compare options and negotiate.

The apartment benchmark price declined approximately 2.5% between August and September, from $199,000 to $194,100. October benchmark pricing is unavailable. Although October’s median sale price was lower, it reflects only two transactions and does not establish a comparable decline in property values.

Detached homes: stronger September activity, followed by more inventory

Detached sales increased from two in August to four in September. Inventory declined from eight homes to seven, and months of supply tightened from 4.0 to 1.75.

The benchmark price softened approximately 1.3%, from $702,700 in August to $693,700 in September. Sold homes averaged 45 days on market in August and 40 days in September.

By October 20, detached inventory had increased to nine homes. October sales were marked unavailable in the supplied report, so it is too early to determine whether September’s stronger sales activity continued.

Townhouses: small numbers create large price swings

Bankview recorded one townhouse sale in August, one in September and two through October 20. Inventory moved from five to six and back to five over those reporting periods.

Sale prices varied considerably, but the townhouse benchmark was essentially unchanged between August and September, at approximately $520,000. With so few transactions, the characteristics of individual properties can have a substantial effect on monthly averages.

What this means for buyers and sellers

The recent figures point to a market where property type matters. Apartment inventory has stayed steady while selling times have increased. Detached supply tightened in September before expanding again in October. Townhouse activity remains too limited to draw a firm pricing trend from individual sales.

For sellers, recent comparable sales and current competing listings provide the strongest foundation for pricing. Buyers can use the available selection and selling-time trends to assess negotiating opportunities, while evaluating each property on its own merits.

Accessibility & The Downtown Commute

Bankview is a walker’s paradise for those who work or play in the core. It’s one of the few neighborhoods where you can truly live a car-free (or car-light) lifestyle.

The Commute:  Walking: You can reach the downtown core in 15–20 minutes on foot.

Transit: The neighborhood is a hub for high frequency bus routes (Route 7 and Route 6) and is within walking distance of the Sunalta Blue Line CTrain station.

Cycling: Quick access to the 5th Street SW cycle track and the Bow River pathway system.

Proximity to 17th Ave: Residents are just steps away from ‘The Red Mile,’ Calgary’s premier district for dining, boutique shopping, and nightlife.

Investment: Land Value vs. Cash Flow

Bankview has long been a favorite for ‘buy and hold’ investors due to its zoning potential.

Future Proofing: Many older detached lots are zoned for higher density. Even if you don’t develop now, the underlying land value is bolstered by Calgary’s 2026 focus on higher density, walkable urban living.

Rental Demand: Despite a city wide increase in rental supply, Bankview’s proximity to Mount Royal University and the Downtown West End keeps vacancy rates lower than in the deep suburbs.

Bankview Real Estate FAQ's

Is Bankview a good area for families?

Yes, Bankview is one of Calgary’s most family-friendly inner city communities. It offers a rare combination of high ranking schools (like Sunalta Elementary and Western Canada High), multiple community parks, and a very active Community Association. The neighborhood’s unique topography also means many streets are quiet cul-de-sacs, reducing through traffic for children playing outside.

How does the commute from Bankview to Downtown Calgary look?

It is one of the most accessible neighborhoods in the city.

  • On Foot: A 15–20 minute walk to the Downtown West End.

  • By Transit: Excellent coverage via the Sunalta Blue Line CTrain station and frequent bus routes (7 and 6) along 14th Street and 17th Avenue.

  • By Car: A 5-minute drive to the core, with easy access to Crowchild Trail for North/South travel.

Why are detached home prices lower in Bankview than in Altadore or Richmond?

Bankview offers an inner city value gap. While neighborhoods like Altadore are dominated by newer infills, Bankview features a more eclectic mix of historic character homes, modern renovations, and low rise apartments.
