Martindale Housing Market Update

In May 2026, Martindale’s detached benchmark price was $526,500, compared with Calgary’s detached benchmark of approximately $773,500. This places Martindale about 32% below the citywide detached benchmark, making it one of the more affordable detached home options in Calgary.

Detached pricing was down 7% year-over-year, reflecting the broader softening seen across parts of northeast Calgary. In the spring benchmark trend data, Martindale’s detached benchmark moved from approximately $498,700 in 2020 to $526,500 in May 2026, after peaking above $590,000 during the middle of the trend period.

The detached market was balanced in May 2026. Martindale recorded 13 detached sales, while months of supply sat at 3.92 months. This suggests buyers had more choice than in a tight seller’s market, while sellers still benefited from activity when homes were priced appropriately.

Compared with nearby northeast Calgary communities, Martindale remains relatively attainable. Its detached benchmark price sits below Taradale at $587,900, Saddle Ridge at $594,400, Monterey Park at $558,300, Pineridge at $547,200, Temple at $539,600, and Marlborough Park at $539,400, but above Castleridge at $476,200 and Falconridge at $446,000.

The row/townhouse segment was softer, with a May 2026 benchmark price of $334,000, down 13% year-over-year. The data did not show a current semi-detached or apartment benchmark for Martindale, so detached and row/townhouse pricing are the clearest indicators of the community’s market.

Overall, Martindale remains a practical option for buyers looking for detached-home affordability, established amenities, and northeast Calgary access. Prices have softened from last year, but the community continues to offer a lower entry point than many parts of the city. For sellers, current pricing and presentation matter. For buyers, Martindale may offer more negotiating room than tighter Calgary markets.
