Saddle Ridge Market Update — August to October 20, 2026

Saddle Ridge’s recent results show gradually declining detached and townhouse inventory, but fewer sales between August and September. Benchmark prices softened modestly across property types, while townhouse selling times and negotiating outcomes suggest buyers have continued to exercise caution.

Detached homes: fewer listings, but a slower September sales pace

Detached sales declined from 18 in August to 11 in September, with seven recorded through October 20.

Inventory gradually decreased from 82 homes in August to 78 in September and 71 by October 20. New listings totalled 36, 30 and 17 respectively, although October covers only a partial month.

Despite the inventory reduction, September’s slower sales pace increased months of supply from 4.56 to 7.09. This shows why declining inventory alone does not necessarily indicate a tightening market.

Detached pricing and selling times were relatively steady

The detached benchmark price was essentially unchanged between August and September, moving from $589,300 to $588,500. October benchmark pricing is unavailable.

Sold homes averaged 51 days on market in August, 54 days in September and 54 days in October MTD. The average sale-to-list price ratio eased from 97% in August to 96% in both September and October.

These results suggest relatively consistent selling times, with negotiation remaining part of completed sales.

Townhouses: inventory declined, while selling times lengthened

Townhouse inventory decreased from 33 properties in August to 25 in September and 22 by October 20.

Sales remained limited, totalling three in August, two in September and one through October 20. Months of supply increased from 11.0 to 12.5 between the two completed months because sales slowed despite fewer available listings.

The townhouse benchmark price declined approximately 2.6%, from $361,400 in August to $352,100 in September.

Average selling times increased from 75 days in August to 77 days in September and 83 days in October MTD. The average sale-to-list price ratio also eased from 99% to 95% and then 93%. October’s figures reflect a single sale, but the recent results reinforce the importance of competitive pricing.

Semi-detached homes: selection increased again in October

Semi-detached inventory declined from nine homes in August to five in September, before returning to nine by October 20.

Sales totalled one in August and two in September; October sales were marked unavailable. The benchmark price was relatively steady, moving from $522,000 to $521,000 between August and September.

Saddle Ridge detached home price map showing the May 2026 benchmark at $594,400 compared with Skyview Ranch, Taradale, Martindale, Monterey Park, and Castleridge.<br />

Compared with nearby northeast communities, Saddle Ridge sits in the middle of the detached market. Its benchmark price is above Martindale at $526,500, Castleridge at $476,200, and Falconridge at $446,000, while sitting close to Taradale at $587,900 and below Skyview Ranch at $631,800, Cityscape at $607,400, and Redstone at $697,700.

Overall, Saddle Ridge remains a practical northeast Calgary option for buyers looking for transit access, established amenities, and more attainable detached-home pricing. The market has softened from last year, but the community continues to offer strong value compared with Calgary’s citywide detached benchmark. Detached home prices in Saddle Ridge are generally more affordable than newer communities like Skyview Ranch and Stonegate Landing, but slightly higher than older nearby communities like Martindale, making Saddle Ridge a popular choice for buyers looking for newer homes at a more accessible price point.
