Why Buyers Love Glendale Calgary

Glendale has a calm, established feel that can be harder to find in newer communities. Some of the biggest draws include:

Mature trees and larger lots

Quick access to downtown Calgary

Proximity to the Westbrook LRT Station

Nearby parks, playgrounds, and athletic fields

A strong residential feel with convenient shopping close by

Excellent access to west Calgary, Mount Royal University, Sarcee Trail, Bow Trail, and 17 Avenue SW

Glendale is especially appealing for buyers who like the idea of an established southwest Calgary neighbourhood but may find nearby communities such as Wildwood, Spruce Cliff, or Killarney either more competitive or more varied in housing style.

Glendale Market Update

Glendale’s August 2026 housing market was led by detached homes, with three properties sold during the month. Inventory remained relatively limited at seven listings—down 42% from August 2025—resulting in 2.33 months of supply. This indicates fairly tight market conditions, although the sales-to-new-listings ratio of 50% points to a more measured pace of demand.

Detached homes sold for an average of 97% of their asking price and spent an average of 31 days on the market, slightly faster than the 33-day average recorded a year earlier. Glendale’s detached benchmark price was $787,600, representing a 3.9% year-over-year decrease. With only three sales, however, monthly price and activity figures should be interpreted cautiously.

Activity was extremely limited in Glendale’s attached-home segments. No row-house sales were reported, although the row-house benchmark price declined 6.7% year over year to $319,400. Two semi-detached homes were available, but no sales occurred, while apartment data was insufficient.

Overall, Glendale’s detached market remained constrained by limited inventory, but softer pricing and a 97% sale-to-list ratio suggest buyers may still have some negotiating room. Correct pricing and presentation remain important for sellers, while buyers should evaluate individual properties carefully given the community’s relatively small monthly sales sample.

How Glendale Compares to Surrounding Communities

Glendale sits near several popular west and southwest Calgary communities, each with a slightly different real estate profile.

Compared with Glenbrook, Glendale often feels more tucked away and residential, while still offering similar access to schools, shopping, and west side amenities. Glenbrook can offer a wider mix of housing, including more attached and townhome options.

Compared with Westgate, Glendale has a similar established community feel, with mature trees and mid century homes. Westgate is also highly convenient for LRT access and schools, while Glendale may appeal to buyers looking for slightly quieter interior streets and a strong detached home focus.

Compared with Wildwood, Glendale can sometimes offer a more attainable entry point, depending on the property. Wildwood’s proximity to Edworthy Park and its highly sought after streets can place it at a premium.

Compared with Killarney and Rosscarrock, Glendale generally feels more suburban and spacious. Killarney and Rosscarrock have seen significant redevelopment and infill activity, while Glendale still retains more of its classic bungalow character in many pockets.

Compared with Spruce Cliff, Glendale is less dense and more traditional in its housing mix. Spruce Cliff offers excellent access to the river valley, Shaganappi Point Golf Course, and condo options, while Glendale may be a stronger fit for buyers focused on detached homes and lot value.

Schools Serving Glendale Calgary

For families considering Glendale, school designations should always be confirmed directly with the school boards, as boundaries and programs can change. The Calgary Board of Education notes that every child has a designated school based on home address and program choice.

Glendale School is located right in the community at 2415 Kelwood Drive SW and serves students in Kindergarten to Grade 6. The school describes itself as serving the communities of Glendale and Glenmeadows.

For older students, families commonly look at nearby CBE options such as Vincent Massey School and Central Memorial High School, but designations should be checked by address through the CBE Find a School tool before purchasing. The CBE also announced designation changes effective for the 2026–27 school year involving some students west of Crowchild Trail being re-designated to Glendale School, which is a good reminder that school boundaries can shift over time.

Community Safety in Glendale

Glendale recorded 54 selected police-reported incidents in 2025, down approximately 13% from 62 incidents in 2024. This improvement was supported by fewer break-and-enter incidents and the absence of reported robberies within the selected crime categories.

Vehicle-related crime was the community’s largest category, accounting for 24 incidents—16 thefts from vehicles and eight vehicle thefts. This was an increase from 20 vehicle-related incidents in 2024. Glendale also recorded 16 commercial or other-premises break-ins, 12 violent or person-related incidents and two residential break-ins.

Based on Glendale’s 2019 population of 2,765 residents, the selected incident rate was approximately 19.5 per 1,000 residents. This is above the median among Calgary’s established residential communities, although the calculation is approximate because it uses a historical population figure and does not include every type of police occurrence.
