Community Safety in Lakeview

Lakeview recorded 48 selected police-reported incidents in 2025, down approximately 17% from 58 incidents in 2024. The decline was supported by fewer break-and-enter incidents, while vehicle-related and violent or person-related incidents remained relatively consistent.

Vehicle crime was the largest category, accounting for 24 incidents—16 thefts from vehicles and eight vehicle thefts. Lakeview also recorded 12 violent or person-related incidents, four commercial or other-premises break-ins, four residential break-ins and four robberies.

Based on Lakeview’s 2019 population of 5,355 residents, the selected incident rate was approximately 9.0 per 1,000 residents. This was well below the median of approximately 16.1 incidents per 1,000 among Calgary’s established residential communities. The calculation is approximate because it uses a historical population figure and includes selected police-reported crime categories rather than every type of occurrence.

The overall decline is encouraging, particularly the reduction in commercial, other-premises and residential break-ins. Vehicle crime nevertheless remained the most frequently reported category.

Lakeview Market Update

Lakeview’s detached market was notably quieter in August 2026, with two sales compared with 12 in August 2025. The community had eight detached homes available, resulting in four months of supply—up substantially from just 0.50 months a year earlier. Although the sales-to-new-listings ratio remained strong at 100%, the higher inventory and slower pace of sales gave buyers more time and negotiating leverage.

Detached homes spent an average of 43 days on the market, compared with 16 days last August, and sold for an average of 95% of their asking price. The detached benchmark price declined approximately 4% year over year to $1,010,500. The month’s median and average sale price were both $705,000, but these figures were based on only two transactions and likely reflect the types of homes sold rather than a community-wide drop in value.

Lakeview’s townhouse market remained more competitive. Two townhouses sold during the month, matching August 2025, while only one unit remained in inventory. This produced just 0.50 months of supply. Townhouses sold for an average of 99% of their asking price and took 33 days to sell, down from 42 days the previous year. The townhouse benchmark price was $422,300, approximately 5% lower year over year.

Overall, Lakeview’s market was divided between a slower, more balanced detached segment and a tightly supplied townhouse segment. Buyers had more opportunity to negotiate on detached properties, while townhouse buyers continued to face limited selection. With few monthly sales, individual property condition, location and renovation quality remain especially important when assessing value.

Compared with nearby southwest and inner-southwest communities, Lakeview sits in a strong premium position. Its detached benchmark price is higher than Garrison Green, Glamorgan, Glendale, Oakridge, and Lake Bonavista, while sitting below higher priced communities such as North Glenmore Park, Altadore, Currie Barracks, and Discovery Ridge.
