And while that’s still true as we enter 2026, it’s important to take a realistic look at how Calgary’s housing market has changed in recent years — and how it stacks up against different parts of Ontario.

Calgary’s Housing Market: More Competitive Than Before

Over the past few years, Calgary’s housing market has seen significant growth. Driven by strong interprovincial migration, lower taxes, and a desirable lifestyle, more people than ever are choosing to make Alberta their home. As a result, housing prices have climbed steadily — especially in desirable neighbourhoods and newer developments.

Detached home prices, once the biggest bargain compared to Ontario markets, have risen considerably. In 2020, Calgary’s average detached home price hovered in the low $500,000s. Fast forward to early 2025, and that number has pushed closer to the mid-to-high $600,000s, depending on location and features.

That said, Calgary is still far more affordable than major Ontario cities like Toronto, Mississauga, Vaughan or Oakville, where detached homes commonly exceed $1.2 million to $1.5 million, and even modest townhomes are out of reach for many first-time buyers.

However, it’s important not to view Calgary as a “cheap” market anymore — prices have risen, and competition has increased, especially for updated homes in family-friendly neighbourhoods. You’ll want to be strategic and prepared when entering the market.

A Balanced Look: Calgary vs. Ontario’s Mid-Sized Cities

If you’re coming from a mid-sized city in Ontario like London, Kingston, Peterborough, or Sudbury, the price gap may not be as wide as it once was. In some of these areas, home prices have remained relatively stable, and the cost of selling and buying in Alberta may be more of a lateral move than a budget-saving one.

What continues to work in Calgary’s favour, however, is no provincial sales tax, lower income tax brackets, and generally more square footage for the price — particularly when it comes to newer builds, basement suites, or homes with larger lots.

It’s also worth considering that land in Alberta is often more available and less restricted, allowing for developments that offer more space and modern amenities than what you might find in an older Ontario subdivision.

Inner-City Calgary: Expect Big-City Prices

Just like any major city, Calgary’s inner-city neighbourhoods — such as Mount Royal, Bridgeland, Sunnyside, and Altadore — command premium pricing. These communities offer fantastic access to amenities, transit, and cultural hubs, but it comes at a cost.

It’s not uncommon to see inner-city infill homes exceeding $1 million, especially those with modern finishes, secondary suites, or premium lot sizes. If you’re dreaming of a character home close to the action, expect pricing on par with urban centres across Canada.

Rental Market in Calgary: More Inventory, Better Value

The good news for renters? As of March 2025, Calgary’s rental market is showing strong inventory and fair pricing, especially compared to Ontario.

Rental rates did increase over the past couple of years due to demand and construction delays, but supply has caught up in many areas, offering more selection for families and newcomers.

Here’s a general snapshot of current rental pricing (subject to change):

  • 1-bedroom apartment: $1,500–$1,800/month (inner city)
  • 2-bedroom condo or townhouse: $1,800–$2,400/month
  • 3+ bedroom homes: $2,500–$3,200+/month (location dependent)

Again, inner-city and short term rentals tend to be the most expensive, especially newer builds and boutique condo units. However, suburban and outlying areas like Airdrie, Cochrane, Chestermere, Okotoks, or even further into the Foothills and Rocky View County often offer lower rental prices and more space.

Suburban and Surrounding Areas: Greater Affordability and Lifestyle Perks

If you’re looking for the best balance of value, space, and community, consider exploring the Calgary surrounding areas. Many families are discovering that living just outside the city limits offers better affordability without sacrificing lifestyle.

Here are a few standout areas to explore:

  • Airdrie: A growing city just north of Calgary, offering excellent schools, shopping, and family-oriented neighbourhoods.
  • Cochrane: A scenic town west of Calgary with a small-town feel and stunning views of the foothills.
  • Okotoks: South of Calgary, popular for its community spirit and great access to outdoor recreation.
  • Chestermere: Lakeside living just east of the city, with new developments and larger homes.
  • Langdon, Strathmore, and High River: Quieter communities with more space and a relaxed pace of life.
