Discovery Ridge recorded six residential sales in August 2026, compared with seven during August 2025. New listings declined from eight to four, while total inventory edged down from 12 to 11 properties. The overall sales-to-new-listings ratio increased from 88% to 150%, reflecting strong absorption relative to the limited number of homes newly listed. Months of supply remained relatively stable, increasing slightly from 1.71 to 1.83 months.
Three detached homes sold, compared with four last August. With only one new listing, the sales-to-new-listings ratio reached 300%. Detached inventory increased slightly from five to six properties, raising months of supply from 1.25 to 2.00 months. Homes took an average of 46 days to sell, compared with 23 days last year, and achieved approximately 97% of their asking price. The detached benchmark price increased 8% year over year to $1,337,200.
Two semi-detached homes sold during August 2026, compared with no sales during August 2025. With one new listing, the sales-to-new-listings ratio reached 200%. The properties sold in an average of 42 days and achieved approximately 98% of list price. No month-end inventory was reported, so months of supply and benchmark pricing were unavailable.
Apartment sales declined from three to one, while new listings decreased from three to two. The sales-to-new-listings ratio fell from 100% to 50%, and months of supply increased from 1.33 to 4.00 months. The single apartment sale took 96 days and achieved approximately 96% of its asking price. The apartment benchmark price declined approximately 7% year over year to $391,500.
Overall, Discovery Ridge continued to experience limited inventory and relatively strong demand for detached and semi-detached homes. Detached benchmark pricing remained resilient, although properties took longer to sell and achieved slightly less of their asking prices than they did last summer. Conditions were softer in the apartment segment, where buyers had more time and negotiating room.
Compared with nearby west Calgary communities, Discovery Ridge sits near the top of the market. Its detached benchmark price of $1.262M is slightly below Patterson at $1.286M, very close to Aspen Woods at $1.263M, and above Christie Park, Springbank Hill, West Springs, Signal Hill, Strathcona Park, Cougar Ridge, Coach Hill, and Wildwood.
