Schools Serving South Calgary

South Calgary is well positioned for families who want access to a range of public, Catholic and alternative education options in the inner southwest. Depending on the property address and grade level, students may attend designated schools within South Calgary or in nearby communities, with additional program choices available through the Calgary Board of Education and Calgary Catholic School District.

Families living in South Calgary also benefit from the neighbourhood’s central location and proximity to several established communities, making it relatively convenient to reach a variety of elementary, junior high and high school options. The area’s access to major roads and transit can also make travel to specialized programs elsewhere in the city easier.

Because school boundaries, grade configurations and program designations can change, buyers should confirm the current designated school for a specific South Calgary address directly with the Calgary Board of Education (CBE) or Calgary Catholic School District (CCSD) before making a housing decision.

Community Safety in South Calgary

Calgary Police Service community data recorded 128 selected crime incidents in South Calgary during 2025, an increase of approximately 23% from 104 incidents in 2024. Using the community’s 2019 population of 4,442 as the available denominator, this represents an approximate rate of 28.8 incidents per 1,000 residents. This was above the median for comparable mixed-use and inner-city communities, although the historical population figure should be considered when interpreting the rate.

Vehicle-related crime was the largest category, accounting for 57 incidents. This included 43 thefts from vehicles and 14 vehicle thefts, compared with 48 combined vehicle-related incidents in 2024. The data also recorded 20 violent or person-related incidents, 10 robberies and four residential break-ins. Commercial and other non-residential break-ins accounted for another 37 incidents.

The year-over-year increase was spread across several categories. Vehicle-related incidents increased by nine, robberies increased from four to 10, and commercial and other break-ins rose from 32 to 37. Residential break-ins remained unchanged at four.

South Calgary’s inner city location, multifamily housing and proximity to the Marda Loop commercial district bring considerable vehicle, pedestrian and visitor activity into the area.

South Calgary Market Update — August to October 20, 2026

South Calgary’s recent results show improving semi-detached sales activity in October, while townhouse buyers have considerably more selection than they did in August. Apartment activity remains limited, and detached sales are too few to establish a consistent trend.

Semi-detached homes: October sales strengthened

Semi-detached sales totalled four in August and three in September, followed by five through October 20.

Inventory increased from 13 homes in August to 14 in September, before declining to 11 by October 20. October’s five sales exceeded the two new listings recorded during the same period, reducing available selection.

The benchmark price increased approximately 1.2% between August and September, from $1,025,600 to $1,037,500. October benchmark pricing is unavailable.

Sold homes averaged 36 days on market in August, 62 days in September and 55 days in October MTD. The average sale-to-list price ratio moved from 98% to 96%, then improved to 99% in October.

These figures suggest stronger October activity, although selling times remained longer than in August.

Townhouses: substantially more inventory than in August

Townhouse sales totalled three in August, one in September and two through October 20.

September brought 11 new listings, compared with two in August. Inventory consequently increased from five properties to 16, before easing slightly to 15 by October 20.

September’s combination of higher inventory and one sale pushed months of supply from 1.67 to 16.0. That sharp change reflects both the increase in listings and the small sales count.

The townhouse benchmark price declined approximately 2.4% between August and September, from $607,500 to $593,200.

Sold townhouses averaged 63 days on market in August, 31 days in September and 23 days in October MTD. Although completed sales took less time, buyers still had substantially more properties to choose from than in August.

Apartments: modest sales and softer September pricing

Apartment sales totalled three in August, two in September and two through October 20. Inventory moved from 16 units to 14, then returned to 16 in October.

The apartment benchmark price declined approximately 3.7% between August and September, from $327,000 to $315,000. Months of supply increased from 5.33 to 7.0 as sales eased.

Sold apartments averaged 73 days on market in August, 63 days in September and 80 days in October MTD. These small samples show variable selling times rather than a consistent improvement.

Detached homes: steady benchmark pricing, limited transactions

Detached inventory increased from five homes in August to seven in September and remained at seven through October 20.

August recorded one sale, September sales were marked unavailable, and October MTD recorded one sale.

The detached benchmark price was essentially unchanged between August and September, moving from $921,400 to $920,300. Individual sales are too limited to establish a broader price or selling-time trend.

South Calgary Real Estate FAQ's

How do prices in South Calgary compare to the Calgary benchmark?

There is a significant “Inner-City Premium.”

Calgary Detached Benchmark: ~$741,300.

South Calgary Reality: You will struggle to find a detached home for under $900,000. Modern infills (built post-2015) typically range from $1.1M to $1.6M+.

What is the status of the Marda Loop construction?

The massive Marda Loop Main Streets project officially wrapped up in late 2025.

The Benefit: The community now features wider, “European-style” sidewalks, improved cycle tracks, and upgraded public spaces along 33rd and 34th Avenue SW.

The Real Estate Impact: This completion has removed the “construction fatigue” that suppressed some prices in 2024–2025, making the area more attractive to foot-traffic-dependent businesses and urban-focused buyers.

How does South Calgary compare to Altadore?

They are sister communities, but with different vibes:

South Calgary: Slightly more ‘urban or gritty’. Closer to the core of the shops and has more varied topography.
