Northeast Calgary Market Update — August to October 20, 2026

Recent results across selected Northeast Calgary communities show a mixed market. Detached inventory has declined in some neighbourhoods, while others have seen more selection. Townhouse and apartment buyers generally continue to have options, with pricing and sales activity varying by community.

This update highlights Saddle Ridge, Taradale, Martindale, Skyview Ranch and Redstone rather than a combined Northeast Calgary total.

Detached homes: conditions differ across communities

Saddle Ridge detached sales declined from 18 in August to 11 in September, with seven recorded through October 20. Inventory gradually decreased from 82 homes to 78 and then 71. Despite fewer available listings, September’s slower sales pace increased months of supply from 4.56 to 7.09.

Taradale showed stronger September activity. Detached sales increased from six in August to eight in September, while inventory declined from 49 to 43 homes. October MTD recorded four sales, with inventory remaining at 43.

Martindale sales also increased between the completed months, from five to seven. Inventory eased from 40 homes to 38, before returning to 41 by October 20. October MTD recorded six sales.

Skyview Ranch followed a different pattern: detached sales declined from six in August to three in September, while inventory increased from 21 to 22 homes. Through October 20, four sales had been recorded, with 23 homes available.

Detached benchmark prices were relatively steady

Between August and September, detached benchmark prices changed modestly in the communities highlighted:

  • Saddle Ridge: down approximately 0.1%, from $589,300 to $588,500.

  • Taradale: up approximately 1.0%, from $571,800 to $577,300.

  • Redstone: down approximately 0.3%, from $694,200 to $691,800.

These figures show that changes in sales activity did not translate into a uniform pricing trend.

Townhouses: selection remains substantial in several communities

Redstone recorded six townhouse sales in both August and September, followed by two through October 20. Inventory declined from 35 properties to 29, then increased slightly to 31 in October.

Saddle Ridge townhouse inventory gradually declined from 33 properties in August to 25 in September and 22 by October 20. However, sales were limited to three, two and one respectively, leaving considerable selection relative to the recent sales pace.

Skyview Ranch townhouse inventory remained near 10 properties through August and September, increasing to 11 by October 20. Sales declined from three in August to one in September; October sales were marked unavailable.

Townhouse benchmark prices softened between August and September in Redstone, Saddle Ridge and Skyview Ranch, by approximately 0.3%, 2.6% and 2.5% respectively.
