Bowness Market Update – September 2026
Detached Homes
Detached months of supply declined from 4.67 months in August to 3.44 months in September, bringing Bowness close to Calgary’s detached average of 3.32 months.
There were 9 detached sales, up from 6 in August, while inventory increased modestly to 31 homes.
Homes sold for approximately 97% of list price, unchanged from August and one percentage point below the Calgary average.
The detached benchmark price was $666,300, nearly unchanged from August and about 1.5% below September 2025.
Overall, the detached market became more active in September and moved closer to balanced citywide conditions.
Semi-Detached Homes
Semi-detached activity increased substantially from August, when no sales were recorded.
September produced 6 sales and 21 units of inventory, resulting in 3.5 months of supply. That was slightly tighter than Calgary’s semi-detached average of 3.68 months.
Homes sold for approximately 95% of list price, which was below Calgary’s 97% rate.
The benchmark price was $732,500, slightly below August’s $734,100 but approximately 4.3% higher than September 2025.
This segment showed good sales activity, although the lower sale-to-list ratio suggests buyers were still negotiating successfully.
Row & Townhouse
Townhouse activity slowed significantly.
Only 1 sale was recorded in September, compared with 4 in August. Inventory was 8 units, resulting in 8.0 months of supply, up from 2.25 months in August and well above Calgary’s townhouse average of 4.45 months.
The one September sale achieved approximately 97% of list price.
The benchmark price was $307,600, slightly above August’s $303,900 but about 7.3% below September 2025.
Because there was only one sale, the sharp increase in months of supply should be viewed cautiously, but the segment clearly had more inventory relative to demand in September.
Apartments
There were no apartment sales recorded in September, despite 7 units remaining in inventory.
The apartment benchmark price was $192,400, down slightly from $195,100 in August and about 7.0% below September 2025.
With no sales during the month, sale-to-list ratio and months of supply are not meaningful measures for this segment.
Bowness Takeaway
The detached and semi-detached segments were the strongest parts of the Bowness market in September. Detached conditions moved closer to the Calgary average, while semi-detached homes saw a notable pickup in activity.
Townhouses and apartments were considerably quieter, so those segments should be interpreted with more caution.
Compared with nearby northwest and west Calgary communities, Bowness remains relatively attainable. Its detached benchmark price is below Montgomery, Valley Ridge, Silver Springs, Scenic Acres, Varsity, Parkdale, and Arbour Lake, while still offering strong access to the river valley, parks, and major routes.
Location and Convenience
One of the biggest draws of Bowness is its connection to nature. The community is home to beautiful river pathways, large mature lots, off leash parks, and the popular Bowness Park: a year round destination for skating, picnics, paddling, and family gatherings. The neighbourhood has a more relaxed and community oriented feel compared to many newer suburban developments.
