Detached pricing was up 3% year-over-year, making Varsity one of the stronger performing detached markets among the northwest communities we have reviewed. While many surrounding communities saw detached prices soften, Varsity continued to show resilience.

The detached market was balanced in May 2026. Varsity recorded 9 detached sales, while months of supply sat at 3.11 months. This suggests buyers had more choice than in a tight seller’s market, but Varsity’s higher price point and established location continued to support demand.

Compared with nearby northwest communities, Varsity sits in the upper tier for detached pricing. Its detached benchmark price is higher than Edgemont, Collingwood, Rocky Ridge, Royal Oak, Tuscany, Arbour Lake, Scenic Acres, Hawkwood, Brentwood, Dalhousie, and Bowness. This reflects Varsity’s premium location and long-standing reputation as one of northwest Calgary’s most sought-after established neighbourhoods.

The attached and apartment segments were softer. Row/townhouse pricing was $500,500, down 8% year-over-year, while apartment pricing was $258,000, also down 8%. Apartment months of supply rose to 7.25 months, giving condo buyers more options than detached-home buyers.

Overall, Varsity remains a premium northwest Calgary community with resilient detached pricing and strong long-term appeal. Detached homes are holding up better than the attached and apartment segments, supported by location, mature neighbourhood character, and access to major amenities. For sellers, detached homes remain well positioned when priced appropriately. For buyers, Varsity may offer more selection than in previous peak conditions, but detached homes still command a clear premium compared with many nearby communities.
