Carrington Housing Market Update – July 2026
Carrington’s detached-home market was noticeably softer in July 2026. The detached benchmark price was $689,700, down about 7.2% year over year, with 4 sales, 10 new listings and 24 homes in inventory. That worked out to approximately 6 months of supply, placing detached homes in a buyer’s market.
Other property types were also showing buyer-favouring conditions. Apartments had a benchmark price of $326,400, down about 9.7% year over year, with 11 months of supply. Townhouses had a benchmark of $377,200, down about 10% year over year, with 8 months of supply. Semi-detached activity was more limited, with 3 sales and 9 homes in inventory.
Overall, Carrington is one of the clearer examples of a newer north Calgary community where higher inventory and continued new construction are giving buyers more choice and negotiating room. For sellers, it is especially important to price competitively against both resale listings and available builder inventory.
Compared with nearby north Calgary communities, Carrington sits in a competitive middle position. Its detached benchmark price is very close to Sage Hill at $694,800, above Livingston at $680,100 and Evanston at $679,200, but below Nolan Hill at $705,900, Kincora at $715,600, Panorama Hills at $724,400, and Sherwood at $765,900.
Schools in Carrington Calgary
Carrington is a newer Northwest Calgary community, so some schools are still planned for the area, but there are already several established schools serving Carrington students in nearby communities.
Public Schools (CBE):
Kenneth D. Taylor School (K–4) – Evanston
Nose Creek School (5–9) – Coventry Hills
North Trail High School (10–12) – Coventry Hills
Catholic Schools (CSSD):
St. Josephine Bakhita School (K–6) – Evanston
St. John Paul II School (7–9) – Panorama Hills
Notre Dame High School (10–12) – Coventry Hills
As Carrington and Livingston continue to grow, additional schools are planned for the area, which will make the community even more attractive for families long term.
Carrington Safety & Reported Crime
Carrington recorded 72 reported incidents in 2025, up from 57 in 2024, an increase of about 26%. However, Carrington is a rapidly growing community, and the available 2019 population figure is no longer a reliable denominator for calculating a meaningful current per-capita crime rate. For that reason, the community should be assessed using incident counts and trends rather than a rate ranking.
Vehicle crime was the most commonly reported category in the available data. Because Carrington’s population has grown substantially since 2019, the increase in raw incidents should be interpreted alongside that population growth rather than as evidence of a comparable increase in per-capita crime.
New Construction in Carrington
Carrington is still a developing community, which means buyers have opportunities to purchase:
Brand new homes
Homes that are only a few years old
Quick possession homes
Pre construction homes
Builders in Carrington have included companies like Mattamy Homes and Excel Homes, and the community continues to expand with new phases and show homes available.
For buyers, this creates flexibility; you can often choose between resale homes and new builds, depending on timeline and budget.
Buying New Construction: Why Work With a Realtor
Many buyers don’t realize that the builder’s sales representative works for the builder; not for the buyer. Having your own realtor helps ensure someone is representing your best interests throughout the process.
When buying a new construction home in Carrington, a realtor can help you:
Compare builders and resale options
Understand lot premiums and upgrade costs
Review builder contracts
Advise on resale value and future marketability
Negotiate on price, upgrades, or lot selection
Help you decide between quick possession vs pre construction
