In the spring benchmark trend data, Evanston’s detached benchmark moved from approximately $651,000 in 2020 to $679,200 in May 2026, with pricing peaking above $720,000 in the middle of the trend period before easing back.
The detached market was balanced in May 2026. Evanston recorded 22 detached sales, while months of supply sat at 2.27 months. This suggests buyers had more choice than they did during the tightest part of the market, but inventory was not excessive.
Compared with nearby north Calgary communities, Evanston sits at the more attainable end of the detached market. Its detached benchmark price is close to Livingston at $680,100, below Carrington at $694,400, Sage Hill at $694,800, Nolan Hill at $705,900, Kincora at $715,600, Panorama Hills at $724,400, and Sherwood at $765,900.
