Panorama Hills Market Update – September 2026

Detached Homes

Panorama Hills’ detached market tightened in September, with fewer homes available relative to the number of sales.

There were 12 detached sales and 39 homes in inventory, resulting in 3.25 months of supply. That was down from 4.0 months in August and slightly below Calgary’s detached average of 3.32 months.

Detached homes sold for approximately 96% of list price, down from 98% in August and below Calgary’s September average of 98%.

The detached benchmark price was $715,100, down slightly from $722,700 in August and approximately 3.7% below September 2025, when the benchmark price was $742,500.

The decline in months of supply suggests that market conditions became somewhat tighter in September, even though buyers were negotiating more off the asking price. With the sale-to-list ratio falling to 96%, pricing remained especially important for sellers.

Semi-Detached Homes

The semi-detached segment was much quieter in September.

There was 1 sale and 6 properties in inventory, resulting in 6.0 months of supply. That was up sharply from 1.2 months in August and above Calgary’s semi-detached average of 3.68 months.

The single property that sold achieved approximately 101% of list price, compared with 98% in August and Calgary’s September average of 97%.

The benchmark price was $510,900, down slightly from $516,000 in August and approximately 3.5% below September 2025.

Because only one semi-detached property sold during the month, both the 6.0 months of supply and the 101% sale-to-list ratio should be interpreted cautiously. One transaction can have a significant effect on both measures in a small segment.

Row & Townhouse

Panorama Hills’ row and townhouse market strengthened considerably in September.

There were 9 sales and 23 units in inventory, resulting in 2.56 months of supply. That was down substantially from 5.6 months in August and well below Calgary’s September townhouse average of 4.45 months.

Townhouses sold for approximately 97% of list price, up from 96% in August and in line with Calgary overall.

The benchmark price was $357,500, almost unchanged from $358,800 in August but approximately 8.7% below September 2025, when the benchmark was $391,500.

The drop in months of supply is significant, with sales increasing from 5 in August to 9 in September while inventory declined from 28 to 23 units. That points to noticeably tighter short-term conditions, even though benchmark pricing remained well below last year.

Apartments

Panorama Hills’ apartment market also tightened during September.

There were 8 apartment sales and 26 units in inventory, resulting in 3.25 months of supply. That was down from 4.67 months in August and considerably below Calgary’s apartment average of 5.29 months.

Apartments sold for approximately 97% of list price, unchanged from August and slightly above Calgary’s September average of 96%.

The apartment benchmark price was $274,000, down slightly from $276,000 in August and approximately 9.0% below September 2025, when the benchmark was $301,200.

The increase in sales and decline in inventory helped tighten market conditions in September. However, the year-over-year benchmark decline shows that apartment pricing remained softer than it was last fall.

Compared with nearby north Calgary communities, Panorama Hills sits in a middle-to-upper position. Its detached benchmark price is above Evanston, Livingston, Carrington, Sage Hill, Nolan Hill, and Kincora, but below Sherwood and Calgary’s citywide detached benchmark.

Panorama Hills Market Summary

Panorama Hills showed generally tighter market conditions in September, particularly in the detached, townhouse and apartment segments.

Detached months of supply declined from 4.0 to 3.25 months, putting Panorama Hills slightly tighter than Calgary overall. However, detached homes sold for about 96% of list price, which was weaker than both August and the Calgary average, suggesting buyers still had room to negotiate.

The biggest month-to-month change was in the townhouse market. Months of supply fell from 5.6 to 2.56 months as sales increased and inventory declined, making this segment considerably tighter than the Calgary-wide townhouse market.

Apartments also tightened, with months of supply falling from 4.67 to 3.25 months and sale-to-list performance slightly stronger than Calgary overall.

Semi-detached conditions appeared considerably softer based on months of supply, but with only one sale in September, that result should not be treated as a broad market trend.

Across all four property classes, benchmark prices remained below September 2025 levels. The largest year-over-year declines were in townhouses and apartments, while detached and semi-detached benchmark prices were down more modestly.

Is Panorama Hills a Good Community for Families?

Panorama Hills is a popular choice for families because of its housing variety, school access, playgrounds, pathways, and established amenities. Many homes were built with family living in mind, offering multiple bedrooms, attached garages, finished basements, and open main floor layouts.

The community also offers a range of price points, which can be helpful for families moving up from a townhouse or condo into a detached home. Compared with some of Calgary’s newer northwest communities, Panorama Hills may provide more choice in resale homes, mature landscaping, and completed infrastructure.

For families relocating to Calgary, Panorama Hills is often worth considering because it provides a comfortable suburban feel, access to schools and services, and relatively good value in the northwest market.

Panorama Hills Safety & Reported Crime

Panorama Hills recorded 111 reported incidents in 2025, compared with 106 in 2024.  That equals approximately 4.3 reported incidents per 1,000 residents.

That rate was well below the median for established Calgary communities of a similar size, where the peer benchmark was about 6.0 incidents per 1,000 residents. Vehicle crime was the most commonly reported category, while the overall trend was considered relatively stable rather than meaningfully increasing or decreasing.

For buyers comparing northwest Calgary communities, Panorama Hills’ reported incident rate is relatively low on a per-capita basis.

Selling a Home in Panorama Hills

For sellers, Panorama Hills can attract a wide buyer pool, including first-time detached buyers, growing families, newcomers to Calgary, and buyers relocating from other provinces. Homes that show well, are clean and well-maintained, and are priced accurately tend to stand out.

Because buyers often compare Panorama Hills with Coventry Hills, Hidden Valley, Evanston, Sage Hill, and Carrington, pricing strategy matters. Sellers should understand how their home compares not only within Panorama Hills, but also against similar detached homes in surrounding communities.

Professional preparation, strong photos, accurate pricing, and a clear marketing strategy can make a meaningful difference when selling in this competitive north Calgary market.
