Royal Oak Market Update – September 2026

Detached Homes

Royal Oak’s detached market tightened in September.

There were 10 detached sales and 23 homes in inventory, resulting in 2.3 months of supply. That was down from 3.25 months in August and below Calgary’s detached average of 3.32 months.

Detached homes sold for approximately 98% of list price, up from 97% in August and in line with the Calgary average.

The detached benchmark price was $802,000, up slightly from $799,300 in August but approximately 2.0% below September 2025, when the benchmark price was $818,400.

The decline in months of supply, combined with a stronger sale-to-list ratio, suggests that detached conditions became more competitive in September. Royal Oak also had less supply relative to sales than Calgary overall.

Row & Townhouse

Royal Oak’s row and townhouse market had limited activity but relatively tight supply in September.

There were 2 sales and 5 units in inventory, resulting in 2.5 months of supply. That was below Calgary’s townhouse average of 4.45 months.

There were no townhouse sales recorded in August, so a month-to-month comparison of months of supply is not available.

The two September sales achieved approximately 98% of list price, slightly above Calgary’s townhouse average of 97%.

The benchmark price was $458,600, down slightly from $463,200 in August but essentially unchanged from September 2025, when the benchmark was $457,800.

With only two transactions, the September figures should be interpreted cautiously, but available inventory was relatively low compared with Calgary overall.

Apartments

Royal Oak’s apartment market softened in September compared with August.

There were 3 apartment sales and 12 units in inventory, resulting in 4.0 months of supply. That was up from 1.8 months in August, although it remained below Calgary’s apartment average of 5.29 months.

Apartments sold for approximately 98% of list price, up from 95% in August and above Calgary’s September average of 96%.

The apartment benchmark price was $261,000, down from $276,200 in August and approximately 12.8% below September 2025, when the benchmark price was $299,200.

The apartment market presents a mixed picture. Supply relative to sales increased noticeably month over month, but the properties that did sell achieved closer to asking price. At the same time, benchmark pricing remained significantly below last year.

Compared with nearby northwest communities, Royal Oak sits in a strong middle-to-upper position. Its detached benchmark price is above Arbour Lake, Tuscany, Citadel, Nolan Hill, Sage Hill, Kincora, and Panorama Hills, but below Rocky Ridge and some higher priced estate style northwest areas.

Royal Oak remains a strong northwest Calgary community with tight detached supply and solid long term appeal. Detached homes continue to be the strongest segment, while apartments are much more buyer-friendly. For sellers, detached homes are still well positioned when priced properly. For buyers, condos and attached-style properties may offer more negotiating room, while detached homes remain more competitive.

Royal Oak Market Summary

Royal Oak’s detached market was the strongest segment in September, with months of supply falling from 3.25 to 2.3 months and the sale-to-list ratio improving to 98%. Detached conditions were also tighter than Calgary overall.

The townhouse segment also showed relatively low supply compared with the citywide market, although only two sales were recorded.

Apartments moved in the opposite direction, with months of supply increasing from 1.8 to 4.0 months. Even so, supply remained below the Calgary average, and September sales achieved about 98% of list price. Benchmark apartment pricing, however, remained notably softer than last year.

Overall, Royal Oak showed relatively strong detached conditions in September, while the apartment segment offered a more mixed picture of higher short-term supply and softer year-over-year pricing.

Schools Serving Royal Oak

Royal Oak is a top choice for families due to its exceptionally safe streets and proximity to quality schools. Children in the area can attend:

Royal Oak School (Public Elementary, K-4)

William D. Pratt School (Public Middle School, 5-9)

Numerous highly rated high schools, Catholic schools, and French immersion programs in the immediate surrounding area.

Because school boundaries and program designations can change, buyers should always confirm the current designated school directly with the Calgary Board of Education or Calgary Catholic School District before making a purchase decision.

Royal Oak Safety & Reported Crime

Royal Oak recorded 54 reported incidents in 2025, up from 40 in 2024, an increase of about 35%. Using the community’s 2019 population of 11,706 as the denominator, that works out to approximately 4.6 reported incidents per 1,000 residents.

That rate was well below the median for established Calgary communities of a similar size. Vehicle crime was the most commonly reported category, while the overall year-over-year trend in reported incidents was upward.

For buyers comparing northwest Calgary communities, Royal Oak’s reported incident rate remains comparatively low on a per-capita basis. The increase in total incidents is worth noting, but community-wide figures are best considered alongside the specific street, nearby commercial areas, parking patterns and immediate surroundings.
