Redstone Housing Market Update

In May 2026, Redstone’s detached benchmark price was $697,700, compared with Calgary’s detached benchmark of approximately $773,500. This places Redstone about 10% below the citywide detached benchmark, while still offering newer home appeal and convenient access to major northeast routes.

Detached pricing was down 12% year-over-year, reflecting softer conditions in several newer northeast Calgary communities where buyers had more choice and resale listings competed with newer or recently built homes.

The detached market was more buyer-friendly in May 2026. Redstone recorded 3 detached sales, while months of supply sat at 9.33 months, placing the detached segment in buyer’s market territory. This suggests sellers needed to be very current with pricing, especially if competing against newer homes, builder inventory, or listings with more upgrades.

Compared with nearby northeast communities, Redstone sits toward the upper end of the detached market. Its detached benchmark price is above Skyview Ranch at $631,800, Cornerstone at $618,000, Cityscape at $607,400, Saddle Ridge at $594,400, Taradale at $587,900, and Martindale at $526,500.

The attached segments were also softer. Redstone’s semi-detached benchmark price was $555,400, down 12% year-over-year, while row/townhouse pricing was $374,800, down 11%. This reflects the broader trend in newer communities where attached and entry-level segments are facing more buyer choice and price sensitivity.

Overall, Redstone remains a strong option for buyers looking for newer housing, northeast Calgary access, and relative value compared with Calgary’s overall detached benchmark. However, May 2026 conditions were clearly more buyer-friendly, especially for detached and attached homes. For sellers, pricing, presentation, and recent comparable sales matter more than ever. For buyers, Redstone may offer negotiation opportunity, particularly where homes have been sitting or where resale listings are competing with newer inventory.
