Even with the year-over-year price decline, this points to seller’s market conditions for detached homes, especially for well-priced properties.
Compared with nearby southeast communities, Auburn Bay sits in a strong middle-to-upper position. Its detached benchmark price is slightly above Calgary’s citywide detached benchmark, above McKenzie Lake, Chaparral, and Cranston, close to Sundance, and below Mahogany and Lake Bonavista.
The attached market is softer. Auburn Bay’s semi-detached benchmark price was $525,100 in May 2026, down 4% year-over-year, while row/townhouse pricing was $432,000, down 9%. Apartments also softened, with a May 2026 benchmark price of $326,400, down 9% year-over-year. Even with that recent softening, each segment remains well above where it was five years ago.
