Lake Bonavista Housing Market Update – August 2026
Lake Bonavista’s August market remained relatively active for detached homes, although the community’s smaller number of monthly sales means individual transactions can have a noticeable effect on the statistics.
Five detached homes sold, compared with three in August 2025, while inventory remained unchanged at 12 properties. The increase in sales brought months of supply down from 4.00 to 2.40 months, indicating tighter conditions than last summer.
Detached homes spent 25 days on the market, compared with only 10 days a year ago, but still achieved approximately 100% of list price. The detached benchmark price was $1,006,700, approximately 1% lower year over year, while the median sale price increased about 4% to $835,000.
Apartment sales remained unchanged at two, while inventory declined from nine to six units. Months of supply improved from 4.50 to 3.00 months, and days on market fell substantially from 57 to 25 days. Apartments sold for approximately 99% of list price, compared with 98% last summer. However, the apartment benchmark price declined approximately 8% year over year to $289,100.
Overall, Lake Bonavista’s detached market was tighter than it was last summer, with more sales, stable inventory and homes continuing to sell very close to asking price. Apartment conditions also improved in terms of supply and selling time, although values remained below last year’s levels.
How Lake Bonavista Compares to Other Lake Communities
Lake Bonavista continues to sit at the top end of Calgary’s lake community market. With a May 2026 detached benchmark price of approximately $1.03M, it is priced well above newer lake communities like Mahogany at $806K and Auburn Bay at $781K, as well as established lake communities like Sundance at $784K and Midnapore at $651K.
Part of Lake Bonavista’s premium comes from its established setting, larger lots, mature trees, private lake access, and strong southeast Calgary location near Fish Creek Park and major routes. While newer communities may offer more modern homes, Lake Bonavista continues to appeal to buyers looking for a mature lake community with long-term neighbourhood prestige.
Overall, Lake Bonavista remains one of Calgary’s most desirable lake communities, especially for buyers who value established character, larger detached homes, and a premium lake lifestyle.
Buyers considering lake living in Calgary often compare Lake Bonavista, Mahogany, and Auburn Bay, each offering a slightly different lifestyle. Mahogany and Auburn Bay feature newer homes and larger lakes, while Lake Bonavista offers the charm and stability of one of Calgary’s original master planned lake communities.
