Discovery Ridge Real Estate Market – June 2026

Discovery Ridge’s June 2026 market was led by detached homes, which remained in balanced conditions with a benchmark price above $1.29 million. Apartment buyers had more selection, while townhouse and semi-detached activity was too limited to provide a dependable picture of broader market conditions.

Detached benchmark values increased from one year earlier, while apartment and townhouse benchmarks declined. This reflects a community where market performance varies significantly by housing type and individual property.

Discovery Ridge Home Prices and Market Conditions

Detached homes recorded five sales, ten new listings and 11 properties in inventory. The detached benchmark price was $1,292,500, up approximately 2.1% year over year and 7.2% from July 2024. With 2.2 months of supply and a sales-to-new-listings ratio of 50%, the detached segment remained balanced.

Apartments recorded one sale, three new listings and five units in inventory. The apartment benchmark was $399,800, down 6.3% year over year, with approximately five months of supply—providing buyers with more time and selection.

The townhouse benchmark was $594,200, down approximately 5% year over year. However, no townhouse sale was recorded during June, so the monthly market classification is not reliable. One semi-detached property sold, but there was not enough benchmark-price information for a meaningful price comparison.
