Community Safety in Shawnessy

Shawnessy recorded 145 selected police-reported incidents in 2025, largely unchanged from the 148 incidents reported in 2024. While the overall total was stable, there were shifts within individual crime categories.

Vehicle-related crime remained the largest category, accounting for 63 incidents. Theft from vehicles increased from 35 incidents to 48, while vehicle theft declined from 25 to 15. Shawnessy also recorded 48 violent or person-related incidents, 16 commercial or other-premises break-ins, 10 robberies and eight residential break-ins.

Violent or person-related incidents declined slightly from 50 to 48, robberies fell from 12 to 10 and commercial or other-premises break-ins decreased from 22 to 16. Residential break-ins increased from four incidents to eight.

Based on Shawnessy’s 2019 population of 9,368 residents, the selected incident rate was approximately 15.5 per 1,000 residents. This was slightly below the median of approximately 16.1 incidents per 1,000 among Calgary’s established residential communities. The calculation is approximate because it uses a historical population figure and includes selected police-reported categories rather than every type of occurrence.

The overall incident level remained stable, but theft from vehicles was the clearest area of increase. Residents can reduce risk by removing valuables and garage remotes from vehicles, locking vehicles even when parked at home, securing garages and using exterior lighting.

Shawnessy Market Update

Shawnessy’s detached housing market became more favourable for buyers in August 2026. Five detached homes sold during the month, down from eight in August 2025, while inventory increased 26% to 24 homes. This produced 4.80 months of supply—more than double the 2.38 months recorded one year earlier.

The detached sales-to-new-listings ratio fell to 33%, indicating that new listings were entering the market considerably faster than homes were selling. Properties spent an average of 44 days on the market, compared with 29 days last August, and sold for approximately 97% of their asking price.

Shawnessy’s detached benchmark price declined approximately 2% year over year to $595,200. The median sale price increased to $630,000 and the average reached $623,700, but these increases were based on only five transactions and likely reflect the particular homes sold rather than a broad increase in property values.

The townhouse market remained more tightly supplied, with one sale, one new listing and two available units. This resulted in two months of supply and a 100% sales-to-new-listings ratio. The single townhouse sold at its asking price after 13 days. Although its sale price was $699,400, the townhouse benchmark was considerably lower at $355,700 and declined approximately 6% year over year, illustrating how one higher-priced sale can distort monthly averages.

No apartment sales were reported in August. Apartment inventory increased from two units to six, while the benchmark price declined approximately 8% to $321,700.

Overall, Shawnessy’s detached and apartment segments offered buyers more selection and negotiating room than last summer. Townhouse supply remained limited, but low transaction volumes mean individual sales should be interpreted cautiously.

Compared with nearby southwest communities, Shawnessy remains relatively affordable. Its detached benchmark price is below Evergreen, Bridlewood, Millrise, Somerset, Midnapore, Sundance, Woodbine, Woodlands, and Canyon Meadows, while still offering strong access to transit, shopping, schools, and major roadways.

Shawnessy Homes for Sale

Real estate in Shawnessy includes a variety of options for different budgets and life stages.

You will commonly find:

Single family detached homes with garages and yards

Updated two-storey family homes

Townhomes with lower maintenance living

Condominiums ideal for first time buyers or investors

Move up homes with larger layouts

Many Shawnessy homes were built with functional floorplans, generous lot sizes, and family friendly designs. Renovated homes can offer modern kitchens, open layouts, updated flooring, and landscaped yards.

The Renovation Ceiling

Shawnessy’s inventory mostly dates from 1985–1995. You will find many homes with original oak trim, laminate counters, and older “poly-B” piping. Homes in this ‘original condition’ are sitting longer on the market and present the opportunity to add value.  It’s worth testing that a renovation doesn’t push your total investment past the community benchmark of roughly $700k–$725k as it migth be more difficult to recoup your value quickly when buyers compare to newer builds in Evergreen or Silverado.

Noise Awareness

Homes directly backing onto the LRT line or Macleod Trail typically sell for 5–8% less than identical homes deeper in the community. If you are noise-sensitive, visit the property during peak commuting hours (7:30 AM or 5:00 PM).

The LRT Premium

Shawnessy continues to command a slight premium over similar aged communities further west (like Bridlewood) due to its walkability to the Shawnessy LRT Station. For commuters, this ‘transit oriented’ lifestyle helps detached homes in this pocket retain value better during wider market corrections.

Shawnessy Real Estate FAQ's

Are there any "hidden" costs when buying in this area?

Beyond the standard closing costs, Shawnessy buyers should be aware of:

Poly-B Piping: Many homes built here between 1985 and 1995 still have grey Poly-B plumbing. Insurance companies in 2026 are increasingly strict about this; you may face higher premiums or be required to replace it (costing $8k–$15k) to secure coverage.

Homeowner Association (HOA) Fees: Unlike Sundance or Midnapore, Shawnessy does not have a mandatory lake fee. This saves you about $400–$600 a year compared to your neighbors to the east.

Is the proximity to the LRT a safety concern for property value?

While some buyers worry about “transit adjacent” crime, Shawnessy’s property values have historically outperformed non-LRT communities. The Shawnessy Station area has seen increased security presence and the addition of new professional commercial spaces in 2025, which has helped maintain a premium for homes within a 10-minute walk.
