Evergreen Housing Market Update – August 2026
Evergreen recorded 28 residential sales in August 2026, up from 18 during August 2025. New listings increased from 41 to 46, while inventory rose from 63 to 73 properties. Sales grew more quickly than supply, improving the overall sales-to-new-listings ratio from 44% to 61% and reducing months of supply from 3.50 to 2.61 months.
Detached home sales increased from 13 to 18, while inventory remained relatively stable at 40 properties. The sales-to-new-listings ratio improved from 54% to 67%, and months of supply decreased from 3.00 to 2.22 months. Detached homes sold in an average of 40 days, compared with 48 days last August, and achieved approximately 98% of their asking price. The detached benchmark price remained relatively unchanged at $732,800.
Two semi-detached homes sold, compared with one last August. New listings increased from one to five, while inventory rose from one to six properties. The sales-to-new-listings ratio declined from 100% to 40%, and months of supply increased from 1.00 to 3.00 months. The two properties that sold averaged 21 days on the market and achieved approximately 101% of list price. The benchmark price remained stable at $546,200. These results should be interpreted cautiously due to the small number of sales.
Townhouse sales increased from two to four, improving the sales-to-new-listings ratio from 29% to 50%. Months of supply decreased from 4.00 to 2.75 months. However, average days on market rose from 19 to 100 days, and townhouses achieved approximately 95% of their asking price. The townhouse benchmark price declined approximately 5% to $368,100.
Apartment sales also increased from two to four. New listings declined from nine to six, improving the sales-to-new-listings ratio from 22% to 67%. Months of supply decreased from 7.50 to 4.00 months. Apartments took an average of 46 days to sell, compared with 17 days last August, and achieved approximately 95% of list price. The apartment benchmark price declined approximately 8% to $306,500.
Evergreen experienced a meaningful improvement in sales and absorption during August. Detached homes produced the most consistent results, with increased sales, lower months of supply and shorter selling times. Although townhouse and apartment sales improved, longer marketing periods, lower sale-to-list-price ratios and softer benchmark prices indicated that buyers retained more negotiating power in the attached-home segments.
Compared with nearby southwest communities, Evergreen sits in the middle-to-upper range for detached pricing. Its detached benchmark price of $728,400 is higher than Bridlewood, Shawnessy, Millrise, Silverado, Somerset, and Midnapore, but slightly below Woodbine, Woodlands, Canyon Meadows, Chaparral, and Shawnee Slopes.
