West Springs Housing Market Update

In May 2026, West Springs’ detached benchmark price was $1,090,700, compared with Calgary’s detached benchmark of approximately $773,500. That places West Springs about 41% above the citywide detached benchmark, reflecting its strong west Calgary location and continued appeal among move up buyers and relocating families.

Detached pricing was down 2% year-over-year, from $1,108,600 in May 2025 to $1,090,700 in May 2026. However, the longer term trend remains strong. In May 2021, West Springs’ detached benchmark price was $795,100, meaning detached values are up approximately 37% over five years.

The detached market was balanced but active in May 2026. West Springs recorded 10 detached sales, compared with 14 sales the year before, while months of supply increased from 1.71 months to 2.2 months. Homes also sold faster, with average days on market improving from 32 days to 13 days, and the average sale-to-list price ratio reaching 101%. This suggests that while pricing has softened slightly from last year, well positioned detached homes are still attracting strong buyer interest.

Compared with nearby west Calgary communities, West Springs sits firmly in the premium tier. Its detached benchmark price is higher than Signal Hill, Strathcona Park, Cougar Ridge, Coach Hill, Wildwood, and Glamorgan, but below Springbank Hill, Christie Park, Discovery Ridge, Aspen Woods, and Patterson.

The semi-detached segment held up well. West Springs’ semi-detached benchmark price was $836,400 in May 2026, up 1% year-over-year, with only 0.33 months of supply. This suggests very limited inventory for semi-detached homes.

Townhomes and apartments were softer. Row/townhouse pricing was $437,300, down 5% year-over-year, while apartment pricing was $433,600, down 7%. Apartment supply was notably high at 12.67 months, making that segment much more buyer-friendly than the detached and semi-detached markets.

Overall, West Springs remains a strong premium west Calgary community, especially for detached and semi-detached homes. Detached values have eased slightly year-over-year, but long-term appreciation remains solid and well-priced homes are still moving quickly. For sellers, pricing strategy is important in the current market. For buyers, attached and apartment-style properties may offer more opportunity, while detached homes remain more competitive.

Location & Everyday Convenience

One of the biggest draws of West Springs is its location. Residents enjoy:

Easy access to Bow Trail, Old Banff Coach Road, Stoney Trail, and Glenmore Trail

A straightforward commute to downtown Calgary

Nearby shopping and dining in West 85th, Westhills, and Signal Hill

Quick escapes west to the mountains for weekend adventures

It’s a community designed for real life; errands, commutes, and downtime included.

Urban Amenities

The “West District” master plan has successfully introduced a walkable main street atmosphere packed with trendy local boutiques, grocery stores, off-leash dog parks, and highly rated restaurants: meaning you get suburban safety without sacrificing urban culture.

The Gateway to the Mountains

Situated on the westernmost edge of the city, residents can skip the city traffic entirely and hit the Highway 1 open road to Banff or Bragg Creek within minutes.

Schools Serving West Springs

The community features some of Calgary’s most highly rated public, catholic, and private institutions nearby (including access to prestigious options in neighboring Aspen Woods).

For public education, West Springs School is located within the community, while West Ridge School serves students in Grades 5 to 9 from West Springs and Cougar Ridge. School assignments can depend on the exact home address, grade level, and program, so families should confirm current designations through the Calgary Board of Education’s Find a School tool.

For Catholic education, St. Joan of Arc School is located in West Springs and serves Kindergarten to Grade 9. Families should verify current Catholic school eligibility through the Calgary Catholic School District’s School Finder.

West Springs is also close to several private and alternative school options in west Calgary, including schools in nearby Aspen Woods and Springbank Hill. Because school boundaries and overflow designations can change, buyers should always confirm school access using the specific property address before purchasing.
