Detached pricing was down 3% year-over-year, from $749,300 in May 2025 to $728,400 in May 2026. However, the longer term trend remains very positive. In May 2021, Evergreen’s detached benchmark price was $515,400, meaning detached values are still up approximately 41% over five years.

Supply has increased but remains within balanced market territory. Evergreen had 2.32 months of supply for detached homes in May 2026, compared with 1.68 months the year before. Sales activity was slightly lower, with 19 detached sales in May 2026 compared with 22 sales in May 2025. Homes were still moving at a reasonable pace, with average days on market improving slightly from 24 days to 22 days.

Compared with nearby southwest communities, Evergreen sits in the middle-to-upper range for detached pricing. Its detached benchmark price of $728,400 is higher than Bridlewood, Shawnessy, Millrise, Silverado, Somerset, and Midnapore, but slightly below Woodbine, Woodlands, Canyon Meadows, Chaparral, and Shawnee Slopes.

The attached market is softer year-over-year, but still well above where it was five years ago. Evergreen’s semi-detached benchmark price was $544,200, down 2% year-over-year, but up approximately 49% from May 2021. Row/townhouse pricing was $383,000, down 5% year-over-year, but still up approximately 45% over five years.

The apartment segment has seen the most pressure. Evergreen’s apartment benchmark price was $306,300 in May 2026, down 9% year-over-year from $335,100. Apartment months of supply rose from 1.5 months to 4 months, and average days on market increased from 38 days to 52 days, suggesting buyers have more choice in this segment.

Overall, Evergreen remains a strong and established southwest Calgary community, but the market has become more balanced than it was during the peak. Detached homes have softened slightly year over year, but long-term appreciation remains significant. For sellers, pricing strategy and presentation matter more than they did last year. For buyers, Evergreen may offer better value than some nearby southwest communities, especially for those looking for a mature neighbourhood close to Fish Creek Park.
