In May 2026, Silverado’s detached benchmark price was $649,800, compared with Calgary’s detached benchmark of approximately $773,500. This places Silverado about 16% below the citywide detached benchmark, making it one of the more attainable detached home options in Calgary’s southwest.

Detached pricing was down 3% year-over-year, from $667,900 in May 2025 to $649,800 in May 2026. However, the longer-term trend remains positive. In May 2021, Silverado’s detached benchmark price was $475,300, meaning detached values are up approximately 37% over five years.

Supply has increased but remains balanced. Silverado recorded 8 detached sales in May 2026, compared with 13 sales the year before, while months of supply rose from 1.31 months to 2.5 months. Homes sold at an average sale-to-list price ratio of 98%, suggesting buyers had a little more room to negotiate than during the peak of the market.

Compared with nearby southwest communities, Silverado sits in a middle position. Its detached benchmark price is above Shawnessy, Bridlewood, and Somerset, very close to Midnapore, but below Belmont, Walden, Legacy, Evergreen, Chaparral, Yorkville, and Sundance.

The attached market is softer year-over-year, but still well above where it was five years ago. Silverado’s semi-detached benchmark price was $582,300, down 2% year-over-year, but up approximately 38% compared with May 2021. Row/townhouse pricing was $409,900, down 5% year-over-year, but still up approximately 48% over five years.

The apartment segment saw the most year-over-year pressure. Silverado’s apartment benchmark price was $335,800 in May 2026, down 9% from May 2025, though still up approximately 59% compared with May 2021.

Overall, Silverado remains a strong southwest option for buyers looking for newer homes, good access to major routes, and a more attainable price point than many nearby established communities. The market has softened from last year, especially in attached and apartment-style properties, but long-term appreciation remains strong. For sellers, pricing strategy is important. For buyers, Silverado may offer good relative value in the southwest, especially compared with higher-priced communities nearby.
