Schools in Livingston Calgary
There are planned school sites within Livingston, including future public and Catholic schools, which will be built as the community continues to grow and more families move into the area. Many families moving to Livingston choose the community knowing that schools are part of the long term community plan.
In the meantime, students in Livingston are typically designated to nearby schools in surrounding North Calgary communities such as Evanston, Carrington, Coventry Hills and Panorama Hills.
These nearby communities offer a range of public and Catholic school options for elementary, junior high, and high school students. There are also several childcare centres and early learning programs located in and around Livingston, which is helpful for families with younger children.
As Livingston continues to develop, schools, parks, and community amenities are expected to expand, making the community increasingly attractive for families looking to settle in North Calgary.
Livingston Safety & Reported Crime
Livingston recorded 78 reported incidents in 2025, up from 58 in 2024. However, Livingston is a rapidly growing community, and the available 2019 population figure is no longer a reliable denominator for calculating a meaningful current per-capita crime rate. For that reason, the community should be assessed using incident counts and trends rather than a rate ranking.
Vehicle crime was the most commonly reported category in the available data. Because Livingston’s population has grown substantially since 2019, the increase in raw incidents should be interpreted alongside that population growth rather than as evidence of a comparable increase in per-capita crime.
For buyers considering Livingston, the most useful approach is to look at the specific part of the community, nearby roads, construction activity, parking patterns and the immediate surroundings of the property rather than relying on a community-wide rate that uses an outdated population base.
New Construction and Building in Livingston
One of the biggest draws to Livingston real estate is the availability of new construction homes and quick possession homes. Buyers can often choose from builder show homes, new builds, or recently completed homes throughout the community.
Livingston continues to grow, with ongoing development bringing:
New single family homes
Duplex and townhome developments
New retail and amenities
Parks, pathways, and playgrounds
Because of the ongoing development, Livingston is a popular choice for buyers who want a newer home but still want price points that are often lower than many established Calgary neighbourhoods.
Why Work With a Realtor When Buying New Construction
Many buyers are surprised to learn that working with a Realtor when buying a new construction home usually costs them nothing, but can make a big difference in the process. The builder’s sales representative works for the builder, while a Realtor works for you and represents your best interests throughout the purchase.
A Realtor can help you compare different builders, understand lot premiums, review builder contracts, and make sure you understand what is included and what may be considered an upgrade. With new construction, it is also important to understand timelines, deposit structure, warranty coverage, and resale value, especially in a growing community like Livingston where there are many stages of development.
Another advantage is having someone help you compare a new build to resale homes in the same price range. Sometimes a resale home may offer landscaping, window coverings, and a finished basement, while a new build offers customization and modern layouts. Having guidance through these decisions is helpfull, and your realtor can assist with negotiations on extras.
Livingston Market Update – September 2026
Detached Homes
Livingston’s detached market remained softer than Calgary overall in September, although conditions improved slightly from August.
There were 11 detached sales and 47 homes in inventory, resulting in 4.27 months of supply. That was down from 4.55 months in August, but still above Calgary’s detached average of approximately 3.32 months.
Detached homes sold for approximately 98% of list price, unchanged from August and in line with the Calgary average.
The detached benchmark price was $669,900, down from $677,800 in August and approximately 3.7% below September 2025, when the benchmark was $695,600.
The decline in months of supply is encouraging and suggests the detached market tightened slightly month over month. However, inventory remained elevated relative to sales compared with Calgary overall, giving Livingston buyers more choice than they would typically see across the city.
Semi-Detached Homes
Semi-detached activity remained limited but showed some sales activity in September.
There were 2 sales and 7 properties in inventory, resulting in 3.5 months of supply. That was close to Calgary’s semi-detached average of approximately 3.68 months.
Both sales combined produced an average sale-to-list ratio of approximately 98%, slightly stronger than Calgary’s citywide semi-detached rate of around 97%.
The average and median sale price for the month was $558,750.
There were no semi-detached sales recorded in August, so there is not enough information to establish a meaningful month-to-month trend. With only two September transactions, the current figures should also be interpreted cautiously.
Row & Townhouse
Livingston’s row and townhouse market had considerably more inventory relative to sales in September.
There were 2 sales and 24 units in inventory, resulting in 12 months of supply. That was up substantially from 6.5 months in August and well above Calgary’s townhouse average of approximately 4.45 months.
The two September sales achieved approximately 99% of list price, up from 98% in August and above Calgary’s citywide average of approximately 97%.
The benchmark price was $402,300, nearly unchanged from $404,100 in August but approximately 9.2% below September 2025, when the benchmark was $443,000.
This is a good example of why several indicators should be considered together. Although the two properties that sold achieved close to their asking prices, the high months of supply and year-over-year benchmark decline indicate a much softer overall townhouse market.
With only two sales, the September sale-to-list ratio should not be viewed as representative of every townhouse in Livingston.
Apartments
Livingston’s apartment market also loosened during September.
There was 1 apartment sale and 4 units in inventory, producing 4 months of supply. That was up from 2 months in August but remained below Calgary’s apartment average of approximately 5.29 months.
The September sale achieved approximately 97% of list price, compared with 98% in August and slightly above Calgary’s apartment average of approximately 96%.
The apartment benchmark price was $296,800, almost unchanged from $297,800 in August but approximately 8.8% below September 2025, when the benchmark was $325,600.
Because only one apartment sold in September, the monthly sale-to-list ratio and months-of-supply movement should be treated cautiously. The year-over-year benchmark price provides more useful context and shows that apartment values remained softer than last fall.
Compared with nearby north Calgary communities, Livingston sits at the more attainable end of the detached market. Its detached benchmark price is close to Evanston at $679,200, below Carrington at $694,400, Sage Hill at $694,800, Nolan Hill at $705,900, Kincora at $715,600, Panorama Hills at $724,400, and Sherwood at $765,900.
Livingston Market Overview
Livingston presented a mixed market in September depending on property type.
The detached market tightened slightly from August, with months of supply declining from 4.55 to 4.27 months, although conditions remained somewhat softer than Calgary overall. Detached prices were also lower than last year.
Semi-detached conditions were relatively close to the Calgary average, but the small number of transactions makes it difficult to identify a clear trend.
The biggest difference appeared in the row and townhouse segment, where months of supply increased to 12 months and the benchmark price remained about 9% below last September. That suggests buyers had considerably more choice, even though the two properties that sold achieved close to their asking prices.
Apartment supply also increased from August, while benchmark pricing remained nearly 9% below last year.
For buyers and sellers in Livingston, the property type matters significantly. Detached and semi-detached conditions were much closer to the broader Calgary market, while the townhouse segment showed substantially more supply and softer year-over-year pricing.
