Cougar Ridge continues to offer a strong west Calgary location while remaining more attainable than several nearby premium communities, including Aspen Woods, West Springs, Springbank Hill, Patterson, Christie Park, and Discovery Ridge.

Cougar Ridge’s detached market remained very competitive in July 2026. The detached benchmark price was $872,200, up about 1.7% year over year. There were 7 sales, 9 new listings and only 6 homes in inventory, resulting in approximately 0.86 months of supply and a strong seller’s market. Homes sold in an average of 18 days, compared with 25 days a year earlier.

The attached segments were much quieter. Townhouses had a benchmark price of approximately $451,900, down about 5% year over year, but there were no recorded sales in July, so market conditions are less reliable. Semi-detached homes had a benchmark of about $543,500, essentially flat year over year, with similarly limited activity.

Overall, Cougar Ridge’s detached segment is showing a combination of tight inventory, quick sales and modest price growth, which continues to support sellers.
