In May 2026, McKenzie Towne’s detached benchmark price was $638,000, compared with Calgary’s detached benchmark of approximately $773,500. This places McKenzie Towne about 18% below the citywide detached benchmark, making it one of the more attainable detached-home options in southeast Calgary.

Detached pricing was down 2% year-over-year, from $652,500 in May 2025 to $638,000 in May 2026. However, the longer term trend remains positive. In May 2021, McKenzie Towne’s detached benchmark price was $453,300, meaning detached values are up approximately 41% over five years.

The detached market remained tight in May 2026. McKenzie Towne recorded 21 detached sales, compared with 17 sales the year before, while months of supply fell from 1.41 months to just 1 month. This points to seller’s market conditions for detached homes, even though benchmark pricing has softened slightly from last year.

Compared with nearby southeast Calgary communities, McKenzie Towne sits in a relatively attainable position. Its detached benchmark price is above Copperfield and New Brighton, but below Cranston, Seton, Chaparral, Auburn Bay, Mahogany, and McKenzie Lake.

The attached and apartment segments are softer. Semi-detached pricing was $474,000, down 3% year-over-year, while row/townhouse pricing was $395,200, down 9%. Apartments saw the most pressure, with the May 2026 apartment benchmark at $296,400, down 10% year-over-year. Apartment supply remained moderate at 2.11 months, while row/townhouse supply was higher at 8 months, giving buyers more choice in that segment.

Overall, McKenzie Towne remains a strong southeast Calgary option for buyers looking for established amenities, walkability, and relative affordability compared with newer lake communities nearby. Detached homes remain the strongest segment, supported by low supply and steady sales activity. Attached and apartment-style properties are offering more buyer opportunity, especially where supply has increased.
