Divine Mercy School (K–6)
Monsignor J.J. O’Brien School (7–9)

Community Safety in Seton
During the 12-month period ending June 2026, Seton recorded 146 selected crimes, averaging approximately 12.2 incidents per month. This represented a 19% decrease from the 181 incidents reported during the preceding 12 months.
Property crime accounted for 89 of the 146 incidents. Vehicle-related crime was the largest category, with 63 reported offences, up slightly from 58 the previous year. Seton also recorded 26 break-and-enter incidents, a notable decline from 45 during the previous reporting period.
The remaining incidents included 35 non-domestic assaults, 20 other non-domestic violent offences and two street robberies. Eight selected crimes were recorded in June 2026, unchanged from May but considerably lower than the 26 incidents reported in June 2025.
Overall, the latest statistics show an improvement in Seton’s total reported crime and a substantial reduction in break-and-enter activity. Vehicle-related crime remains the most common concern, making precautions such as removing valuables and garage remotes from vehicles, using secure parking where possible and keeping vehicles and exterior doors locked especially important.
Population-based comparisons should be interpreted cautiously in rapidly developing Seton, as the published calculation uses a population figure of 1,134 residents that may not fully reflect the community’s current growth.
Seton Housing Market Update – August 2026
Seton’s August housing market varied considerably by property type, with the greatest supply pressure appearing in the apartment and townhouse segments. Only 12 resale transactions were recorded across semi-detached homes, townhouses and apartments, compared with 32 total sales across all property types in August 2025. No detached-home sales were reported during the month.
Semi-detached homes recorded three sales and two new listings, creating a 150% sales-to-new-listings ratio and just one month of supply. These homes sold for an average of 98% of their asking price. However, the average time on market reached 158 days, indicating that the properties completing during August had spent considerable time searching for buyers.
The townhouse market was slower, with four sales, ten new listings and 6.75 months of supply. Townhouses took an average of 57 days to sell and achieved 96% of their asking price. The benchmark price was $457,100, down approximately 3% from August 2025.
Seton’s apartment market offered buyers the most selection. Five apartments sold while 19 new listings entered the market, producing a sales-to-new-listings ratio of 26%. Inventory increased 50% year over year to 51 units, pushing months of supply from 2.27 to 10.2. Apartments sold in an average of 27 days and achieved 97% of their asking price. The apartment benchmark price declined 8% year over year to $328,600.
Overall, Seton’s resale market provided considerably more negotiating room for townhouse and apartment buyers, while the limited semi-detached supply produced tighter conditions. Because transaction volumes remain relatively small, individual sales can significantly influence the monthly figures.
Compared with nearby southeast Calgary communities, Seton sits in a competitive middle position. Its detached benchmark price is below Mahogany at $806,100, Auburn Bay at $781,000, Chaparral at $745,800, Douglasdale at $740,100, and Cranston at $739,300, but above Legacy, Walden, Copperfield, New Brighton, and McKenzie Towne.
Key Trend Drivers in 2026
The Hospital Factor: Demand in Seton is heavily insulated by its proximity to the South Health Campus. Healthcare professionals continue to drive consistent purchase and rental demand, which supports price stability even when other quadrants soften.
Inventory Divergence: While Calgary’s overall inventory has surged by 16% year over year, the detached segment in Seton remains tighter than the apartment segment. As of March 2026, the SE district has roughly 3.16 months of supply, keeping it in balanced territory rather than a buyer’s market.
New Construction Competition: Seton continues to see active new home builds. This puts a “cap” on how much resale prices can rise, as buyers often weigh the cost of a 5 year old home against a brand new build nearby.
