Why Buyers Like Belmont
Belmont is popular with buyers who want a newer home in a south Calgary location. The community has a clean, modern feel, with a mix of architectural styles and home types that appeal to first time buyers, move up buyers, young families, and investors.
One of the biggest advantages of Belmont is access. The community is close to Macleod Trail and Stoney Trail, making it easier to commute to other parts of Calgary or travel south toward Okotoks and the Foothills. Nearby shopping and services can be found in communities such as Shawnessy, Walden, Legacy, Silverado, and Seton.
Belmont’s long-term plans also add to its appeal. The developer notes that the area is planned to include future school sites, a future recreation centre along 210 Avenue SW, a future library, and transit oriented planning, including a future LRT stop on the east side of the community. As with all developing communities, buyers should confirm timing directly with the City of Calgary, Calgary Transit, the school boards, and the developer, as future amenities can change or take time to complete.

Belmont Housing Market Update – August 2026
Belmont recorded six residential sales in August 2026, down from 12 during August 2025. New listings remained unchanged at 13, while total inventory increased from 37 to 43 properties. This lowered the overall sales-to-new-listings ratio from 92% to 46% and increased months of supply from approximately 3.08 to 7.17 months. Because Belmont has relatively low monthly sales volumes, individual transactions can significantly affect its year-over-year statistics.
Detached sales remained unchanged at three, while inventory increased from 18 to 21 properties. With three sales and three new listings, the sales-to-new-listings ratio reached 100%. However, the community’s existing inventory resulted in 7.00 months of detached supply, up from 6.00 months last August. Detached homes took an average of 48 days to sell, compared with 41 days last year, and achieved approximately 97% of their asking price. The detached benchmark price declined approximately 5% to $692,000.
Townhouse conditions softened considerably. Sales declined from nine to two, while inventory remained relatively stable at 11 properties. The sales-to-new-listings ratio fell from 150% to 40%, and months of supply increased from 1.33 to 5.50 months. The two townhouses that sold spent an average of 18 days on the market and achieved approximately 98% of list price. The townhouse benchmark price declined approximately 8% year over year to $454,900.
One apartment sold during August 2026 after 122 days on the market, achieving approximately 98% of its asking price. With four new listings and six units in inventory, the sales-to-new-listings ratio was 25% and months of supply reached 6.00 months. No apartment sales were recorded during August 2025, so a direct year-over-year comparison was unavailable.
Overall, Belmont offered buyers substantially more choice relative to the pace of sales than it did last summer. Detached activity remained steady, but longer selling times and lower benchmark pricing pointed to increased price sensitivity. The townhouse market experienced the most significant slowdown, making competitive pricing and property presentation particularly important for sellers.
Belmont Compared to Surrounding Communities
Belmont sits near several growing south Calgary communities, including Pine Creek, Silverado, Yorkville, Walden, Legacy, and Chaparral. Each offers something slightly different, so the right fit depends on budget, home style, commute, school needs, and lifestyle.
Belmont vs. Pine Creek
Pine Creek is another newer south Calgary community with a strong focus on newer detached homes. Detached pricing in Pine Creek can trend higher than Belmont, especially for larger homes and newer builds. One market source reported Pine Creek detached homes averaging around $780,000 over the 12 months ending April 30, 2026.
For buyers comparing Belmont and Pine Creek, Belmont may offer a slightly more affordable entry point, while Pine Creek may appeal to buyers looking for a larger detached home or a newer suburban setting with a slightly different community layout.
Belmont vs. Silverado
Silverado is more established than Belmont and offers a mix of detached homes, townhomes, condos, and access to established schools, parks, and amenities. Buyers who want a more mature neighbourhood may prefer Silverado, while those who want newer homes and future growth potential may lean toward Belmont.
Belmont vs. Yorkville
Yorkville is directly adjacent to Belmont and shares many of the same advantages, including newer construction and deep southwest access. Buyers often compare the two closely. Belmont may feel slightly more established in some areas, while Yorkville is still actively growing. Pricing between the two can be similar, but individual home size, lot, builder, upgrades, and basement development matter a great deal.
Belmont vs. Walden
Walden is more developed and has more established commercial amenities, pathways, and resale inventory. It may appeal to buyers who want a newer south Calgary community but prefer a little more maturity. Belmont may appeal to those who want to be in an earlier stage community with newer homes and future growth still ahead.
Belmont vs. Legacy
Legacy is one of the larger master-planned communities in south Calgary. It offers extensive pathways, ponds, schools, shopping, and a broad range of housing options. Legacy can offer more amenities today, while Belmont may appeal to buyers looking for a slightly smaller, newer feeling community with convenient access to nearby services.
Community Safety in Belmont
Calgary Police Service data recorded 34 selected crime incidents in Belmont between January and June 2026, compared with 24 during the same period in 2025. Most of the reported incidents were property-related. These included 10 commercial break and enters, 10 thefts from vehicles, six vehicle thefts and four residential break and enters. The remaining four incidents were categorized as other non-domestic violence. No non-domestic assaults or robberies were recorded during the first half of 2026.
The statistics suggest that vehicle security and property crime prevention are the most relevant safety considerations for Belmont residents. Locking vehicles, removing visible belongings and securing garages and outdoor property remain sensible precautions. As Belmont continues to develop, year-over-year incident totals should be interpreted carefully because raw counts are not adjusted for community population growth.
The Calgary Police Service Community Safety Dashboard is updated regularly and allows residents to review current community-level crime and disorder trends. The dashboard reports selected categories and does not represent every police call or incident.
Schools Serving Belmont
Belmont is a newer and growing southwest Calgary community, so school designations may change as the area develops. Families should always confirm current school boundaries directly with the Calgary Board of Education or Calgary Catholic School District before purchasing.
For public school students, Belmont is currently served by designated CBE schools based on grade level and program. A recent CBE update noted that regular program Kindergarten to Grade 6 students in Belmont are designated to Ethel M. Johnson School, while older students may attend schools such as Harold Panabaker School for junior high and Dr. E.P. Scarlett High School for high school, depending on grade and program.
Belmont’s long term community plans also include future school sites, which may add more convenient options as the neighbourhood continues to grow. As always, buyers with school-aged children should verify the most up to date designations before making a move.
Buying a Home in Belmont Calgary
Buying in a newer community like Belmont requires a slightly different strategy than buying in an established neighbourhood. It is important to compare resale homes against builder inventory, review possession timelines, understand GST implications on new builds, and look carefully at what is included in the price.
A resale home may already include fencing, landscaping, window coverings, appliances, basement development, air conditioning, or a legal suite. A new build home may offer warranty coverage and customization but could also come with additional costs after possession.
This is where local guidance matters. Two homes may look similar online, but the true value can be very different once you consider lot location, upgrades, basement development, garage type, builder reputation, and long term resale potential.
