Conditions varied by property type. Apartments were also balanced, with a benchmark of $251,300, down roughly 8.5% year over year, and 3.5 months of supply. Townhouses were tighter, with a benchmark of $529,100, up slightly year over year, and just 1.67 months of supply, keeping that segment seller-favouring.

Overall, Varsity’s market is more segmented than the headline detached number suggests: buyers have more choice in detached homes and condos, while townhouses remain comparatively competitive.
