Within the community itself, several ravines and green spaces connect the neighbourhood through an extensive pathway network. These outdoor spaces are one of the defining features that make Edgemont feel peaceful and connected to nature.
Edgemont Safety & Reported Crime
Edgemont recorded 57 reported incidents in 2025, down from 68 in 2024 — a decline of about 16%. Using the community’s 2019 population of 15,395 as the denominator, that equals approximately 3.7 reported incidents per 1,000 residents.
That rate was well below the median for established Calgary communities overall and also well below the peer median for other large established communities with populations above 12,000. Vehicle crime was the most commonly reported category, while the overall trend in reported incidents was downward.
For buyers comparing northwest Calgary communities, Edgemont’s reported incident rate is comparatively low on a per-capita basis. As always, community-level statistics are best used as general context alongside the location of the specific property, nearby roads, parking patterns and immediate surroundings.
Edgemont Housing Market Update – July 2026
Edgemont’s detached-home market remained relatively balanced but still leaned toward sellers in July 2026. The detached benchmark price was $826,600, down about 2.8% year over year, with 13 sales, 18 new listings and 31 homes in inventory. That worked out to approximately 2.4 months of supply, placing detached homes in a seller’s market.
Other property types were more mixed. Apartments had a benchmark price of $253,500, down about 7.6% year over year, with 1.67 months of supply. Townhouses were softer, with a benchmark of $456,300, down about 9.2% year over year, and 5 months of supply, creating more buyer-favouring conditions. Semi-detached activity was limited, with a benchmark of $484,500 and too little sales volume for a strong market classification.
Overall, Edgemont’s detached segment continues to show more resilience than its townhouse market. Buyers have more choice than they did in the tightest market periods, but well-priced detached homes can still attract solid interest.
Residential Neighbors
Compared with nearby northwest communities, Edgemont remains in the upper tier for detached pricing. Its detached benchmark price is higher than Arbour Lake, Tuscany, Scenic Acres, Hawkwood, Brentwood, Silver Springs, and Panorama Hills, while sitting close to Rocky Ridge and Collingwood and below Varsity.
