Community Safety in Silverado

Silverado recorded 44 selected police-reported incidents in 2025, compared with 42 incidents in 2024. This represented a modest increase of approximately 5%, and the overall number of selected incidents remained relatively low for the community’s population.

Vehicle-related crime was the largest category, accounting for 16 incidents—eight thefts from vehicles and eight vehicle thefts. Silverado also recorded 10 violent or person-related incidents, eight commercial or other-premises break-ins, six residential break-ins and four robberies.

Compared with 2024, vehicle-related incidents increased from 14 to 16, while violent or person-related incidents declined from 12 to 10. Residential break-ins decreased from eight to six, and commercial or other-premises break-ins remained unchanged at eight. Four robberies were recorded in 2025, compared with none in the selected 2024 categories.

Based on Silverado’s 2019 population of 7,655 residents, the selected incident rate was approximately 5.7 per 1,000 residents. This was well below the median of approximately 16.1 incidents per 1,000 among Calgary’s established residential communities.

Silverado Market Update

Silverado’s detached housing market was relatively balanced in August 2026. Four homes sold during the month, compared with five in August 2025, while inventory declined 35% to 13 homes. This resulted in 3.25 months of supply, down from four months one year earlier.

The detached sales-to-new-listings ratio was 40%, indicating that new supply continued to outpace sales. However, the homes that sold moved more quickly, averaging 28 days on the market compared with 46 days last summer. Detached properties sold for an average of 99% of their asking price, up from 97%.

Silverado’s detached benchmark price declined approximately 4% year over year to $631,500. The median sale price increased slightly to $675,000, but the average price fell to $673,750 because the August 2025 average was influenced by a smaller number of higher-priced sales.

Conditions were considerably softer in the townhouse segment. Only one townhouse sold, compared with seven a year earlier, while inventory doubled to eight units. This produced eight months of supply. The townhouse sold for 98% of its asking price after 72 days, and the benchmark price declined approximately 7% to $392,600.

One apartment sold for $287,500, representing 96% of its asking price. With eight apartments available, this segment also had eight months of supply. The apartment benchmark price declined approximately 8% to $339,100. No semi-detached sales were reported, while the semi-detached benchmark price fell approximately 4% to $566,900.

Overall, Silverado’s detached market remained relatively balanced, with lower inventory helping offset slower sales. Townhouse and apartment buyers had considerably more selection and negotiating leverage, making accurate pricing especially important for attached-home sellers.

Compared with nearby southwest communities, Silverado sits in a middle position. Its detached benchmark price is above Shawnessy, Bridlewood, and Somerset, very close to Midnapore, but below Belmont, Walden, Legacy, Evergreen, Chaparral, Yorkville, and Sundance.
