Townhouses recorded three sales, two new listings and six units in inventory. The benchmark price was $430,600, down approximately 4.2% year over year.
Two months of supply placed the segment in seller-favouring conditions, but the small number of transactions means individual sales can noticeably influence the monthly statistics.
Semi-detached homes
Three semi-detached homes sold during June, with three new listings and five units in inventory. The segment had approximately 1.67 months of supply and was classified as a seller’s market.

Richmond Hill detached-home buyers may face competition for renovated or well-positioned properties, particularly homes with views, attractive lots or updated interiors. Aspen Woods, Discovery Ridge, Christie Park and Springbank Hill all had detached benchmarks above $1.19 million. These communities may appeal to buyers seeking newer executive homes, larger properties or more premium locations along Calgary’s western edge.
Richmond Hill remained more affordable than those communities while still offering an established west Calgary location, convenient access to shopping and a predominantly detached-home setting.
