Signal Hill Housing Market Update – July 2026

In July 2026, Signal Hill’s detached benchmark price was $972,700, compared with Calgary’s citywide detached benchmark of $743,900. That places Signal Hill roughly 31% above the Calgary benchmark, reflecting its position as an established west Calgary community with larger homes, mature amenities and strong access to the west side. Signal Hill’s detached benchmark was also up about 2.0% year over year, while Calgary’s detached benchmark was down approximately 1.9%.

The detached market remained seller-favouring, with 9 sales, 13 new listings and 22 homes in inventory, resulting in 2.44 months of supply. Average days on market increased to 32 from 15 a year earlier, suggesting buyers had more time than they did last summer even though overall supply remained relatively tight.

Compared with nearby west Calgary communities, Signal Hill sits in a strong middle-to-upper position. Its detached benchmark price is above Coach Hill, Wildwood, Glendale, Glamorgan, Rosscarrock, and Strathcona Park, but below higher-priced communities such as West Springs, Springbank Hill, Christie Park, Discovery Ridge, Aspen Woods, and Patterson.

Map of Signal Hill and nearby west Calgary communities showing approximate July 2026 detached home benchmark prices, with Signal Hill highlighted at about $973,000.

The attached segments were more mixed. Signal Hill’s apartment benchmark was $341,800, down approximately 6.7% year over year, but the segment still had only 1.6 months of supply and was classified as a seller’s market. Row/townhouses were more balanced, with a $427,900 benchmark, down about 3.3% year over year, and 3.5 months of supply. Semi-detached sales were limited, with 2.33 months of supply, but the available data was not strong enough to establish a reliable benchmark price.

Overall, Signal Hill continues to show greater resilience in detached housing than in its attached segments. Detached values were higher than a year ago and inventory remained relatively constrained, while apartments and townhouses experienced modest price declines. For sellers, well-positioned detached homes remain in a favourable market. For buyers, the attached segments may offer more price sensitivity and negotiating opportunity, particularly where individual properties have been on the market longer.
