NW Calgary Real Estate FAQ's

Is NW Calgary currently a buyer’s or a seller’s market?

It depends entirely on what you are looking to buy. The NW quadrant is a classic “tale of two markets”:

Detached Homes: Strongly remains a seller’s market with under two months of supply. Tight inventory and steady local demand continue to drive competition and price resilience.

Apartment Condos: Firmly a buyer’s market. A surge in newly completed units over the last year has given buyers maximum negotiating leverage, price flexibility, and plenty of breathing room.

What are the best NW Calgary communities for families?

The NW is highly regarded for family living, but the “best” depends on your lifestyle:

For Top Tier Schools & Large Lots: Varsity and Edgemont consistently rank among the best for mature trees, massive yards, and elite public schooling options.

For Outdoor Lifestyles & Views: Tuscany and Arbour Lake (the NW’s only lake community) offer active resident associations, mountain vistas, and extensive ravine pathways.

For Modern Starter Homes: Evanston and Sage Hill in the far north offer newer construction, tons of playgrounds, and immediate access to major grocery hubs.

Which NW neighborhoods offer the best transit access to Downtown?

Communities positioned along the LRT Red Line offer the most seamless commutes. Look at Sunnyside, Hillhurst (Kensington), Brentwood, Dalhousie, Crowfoot/Arbour Lake, and Tuscany. For drivers, proximity to Crowchild Trail provides a direct driving artery right into the downtown core.
